Hi! Just wanted to put this at the start - We are ideally looking for someone who would not be in all the time and uses it as more of a work base or primary/second base like for instance using in the week or using through part of the week for work which I would then renegotiate the rent down for or exclude bills or something to make it fair :)

What you’re getting - well It’s a four bedroom house with myself and partner currently living there- as we do appreciate time to ourselves we’re not wanting to overcrowd it and therefore not looking at filling any other bedrooms so the advert is just for one lodger :)

Essential my brother (29 yrs old) and I (31 yrs old) co-own the house, he has moved out long-term for work in London so will be renting the spare room and keeping his for storage. The third bedroom is currently set up as a second lounge and four just as overflow room of the bedroom we are advertising to lodge. I work shifts so some nights and also some weekends. Ben (my brother) would technically be the landlord and rent would go to him as it’s to cover part of his relocation and bills to me however any questions can be to either of us!

You’ll have the top bedroom, another room next-door (currently set up as an office but up to you what you do with it- can just use it as an extension of the bedroom for storage if you want) and a lounge downstairs exclusively to yourself.

There's wardrobes in the bedroom but we are very flexible as to what you want/don’t want to keep in there or if you’d rather move in your own furniture, not a problem but does come furnished if you want! The areas of the house shared are the kitchen, bathroom and shower room.
The lounge room you get has a TV with Netflix and prime (plus standard cable) and another desk in. Also we’ve recently had BT fiber 500 fitted (averaging about 450mb/s) so the internet connection is great!

Kitchen is large and spacious and you’ll have access to a whole undercounter fridge for yourself, plus half a freezer. We have pretty much every kitchen utensil so would be surprised if you can’t make what you want! Gas hobs and oven – which are of course miles better than electric :)

There’s 2 bathrooms with shared cabinet space in each; these won’t be split use as one has a powerful mira electric shower whilst the other only has a bath with a hand held shower which wouldn’t be too ideal for sole use (especially if you’re me with long hair, I’d have a mare trying to wash it over a bath), both have toilets though and the upstairs bathroom is more used for ‘getting ready’ as the mirror is brilliant.


I’m easy going and looking for someone who is clean, tidy, respectful and like minded.

-Washing machine and separate tumble dryer

-Double car parking on the drive plus loads of free off street parking as we’re in a quiet cul-de-sac

-Shed – if you need to store a bike etc.

-Close to amenities with public footpaths going down to gadebridge park (10min walk). Shops being a 5 minute walk. Hemel train station 7 min drive

-Residents 'Green space' directly out the back of our property which my brother and I pay annually to upkeep along with the neighbors- lovely grassy area encircled with trees which is approx 0.5 acre. Delightful in the summer especially if you do WFH and we all treat it as an extension to our garden.

TERMS

-3 months minimum

-1 month deposit

-Can move in from August, possibly sooner as the current lodger is moving back to Romania and may be more like June but flexible for the right lodger

-House is furnished, your room is furnished too however we are open to you bringing your furnishings for the three private rooms you have if you want

-Bills are not included- share in council tax, water, electricity and wifi come to around £175 pm. (This will be taken off if someone is part time living here)

- Shoes come off at the door- there’s plenty of shoe storage here and a coatrack too as this is a home :)

- Nonsmokers please!

- Looking for someone also neat and tidy, laid back and respectful
