Hi! Ours names are Ruta and Jess and we’re looking to have a lodger taking the top floor of the house consisting of two rooms
What you’re getting - well it’s a three/ four bedroom house with myself and partner currently living there, as we do appreciate time to ourselves we’re not wanting to overcrowd it and therefore not looking at filling the other rooms so the advert is just for one lodger :)
Essential my brother (30 yrs old) and I (31 yrs old) co-own the house, he has moved out long-term for work in London so we’ll be renting the spare room and keeping his for storage. The last bedroom is currently set up as a second lounge/office for when we work from home. The bedroom up for lodging also has a room next to it on the top floor which is set up as a lounge/ office for yourself which gives both myself, partner and yourself the lodger, their own space :) I work shifts so some nights and also some weekends whilst my partner sometimes works from home more so at the moment because we have a puppy so must love dogs! Ben (my brother) would technically be the landlord and rent would go to him as it’s to cover part of his relocation and bills to me however any questions can be to either of us!
There's wardrobes in the bedroom but we are very flexible as to what you want/don’t want to keep in there or if you’d rather move in your own furniture, not a problem but does come furnished if you want! The areas of the house shared are the kitchen, bathroom and shower room. The snug lounge / office you’d have doesn’t currently have a tv in as I wasn’t sure what would be brought in - if you don’t bring a tv I’ll put a flat screen in there. Internet-wise we’ve had BT fiber 500 fitted (averaging about 450mb/s) so the internet connection is great!
Kitchen is large and spacious and you’ll have access to an undercounter fridge for yourself, plus half a freezer. Gas hobs and oven – which are of course miles better than electric :)
There’s 2 bathrooms with shared cabinet space in each; these won’t be split use as one has a powerful mira electric shower whilst the other only has a bath with a hand held shower which wouldn’t be too ideal for sole use (especially if you’re me with long hair, I’d have a mare trying to wash it over a bath), both have toilets though and the upstairs bathroom is more used for ‘getting ready’ as the mirror is brilliant.
We’re easy going and looking for someone who is clean, tidy, respectful and likes dogs!
Some extra bits…
-Washing machine and separate tumble dryer
-We’re in a quiet cul-de-sac so parking is never a problem
-Shed – if you need to store a bike etc.
-Close to amenities with public footpaths going down to gadebridge park (10min walk). Shops being a 5 minute walk. Hemel train station 7 min drive
-Residents 'Green space' directly out the back of our property which my brother and I pay annually to upkeep along with the neighbors- lovely grassy area encircled with trees which is approx 0.5 acre.
TERMS
-3 months minimum
-1 month deposit
-Can move in from October but flexible for the right lodger so willing to wait and make it later if that suited better
-House is furnished, your room is furnished too however we are open to you bringing your furnishings for the private rooms you have if you want
-Bills are not included- share in council tax, water, gas, electricity and wifi come to around £170 pm. (This will be reduced if someone is part time living here)
- Shoes come off at the door- there’s shoe storage and a coatrack too as this is a home :)
- Nonsmokers please!
- Looking for someone also neat and tidy, laid back and respectful
