Looking for a Female Flatmate

Hi! I will be moving out of my apartment soon and am looking for a friendly, like-minded female flatmate to take over my room in a beautiful apartment located in the heart of Hemel Hempstead town centre.

The Flatmate
You will be sharing the apartment with my current flatmate, a 25-year-old professional who works a hybrid role based in Hatfield. She works from home 2–3 days per week and has her own desk set up in her bedroom.
She enjoys going out some weekends and travelling, but also appreciates relaxed evenings at home watching Netflix. She keeps the apartment clean, calm and welcoming, and is looking for someone with a similar lifestyle.
Visitors are welcome, provided they are respectful of the shared living space.

Rent & Bills
• Total rent: £1,725 per month (£862.50 per person)
• Rent includes WiFi
• Electric, water and council tax are not included
• Additional bills are approximately £200 per person per month
• The apartment is fully electric (no gas)

The Apartment
The apartment features a hallway with a console shoe storage table and a boiler room with additional storage.
The open-plan kitchen and living area is furnished with a two-seater sofa, a separate chair with a tall lamp, a dining table with four chairs, and a TV stand.
The kitchen is fully equipped with a washing machine (with dryer function), ceramic hob, oven, dishwasher, built-in fridge freezer and ample cupboard space.

Parking
There is no on-site parking; however, a multi-storey NCP car park is located directly across the road. Parking permits are available at approximately £115 per month or £1,000 annually. I am happy to share the link with exact pricing.

The Bedroom
The room comes fully furnished with an ottoman double bed, wardrobe, chest of drawers, two bedside tables and two lamps.

Bathroom
My flatmate has her own en-suite, so the main bathroom (located directly next to the bedroom) will be solely yours. It includes a large bathtub, vanity unit with touchscreen mirror, spacious sink with drawers, toilet and heated towel rail.

Security
The building has a secure fob entry system. The apartment door operates via an electric number code with an auto-lock feature. Communal areas such as the gym and co-working space are also secured by coded access.

Location
The apartment is situated on the first floor above reception. All town-centre bus stops are located directly across the road.
Hemel Hempstead train station is approximately a 10-minute drive, 30-minute walk, or 10-minute bus journey away.
The property is located at the start of Marlowes Shopping Centre, with easy access to shops, supermarkets, restaurants, pubs, cafés and takeaway options. Despite being centrally located, the area remains peaceful.

• Deposit: four weeks’ rent (£1,725 total), split equally (£862.50)

• Band D (Dacorum Borough Council)

Pets
Pets are permitted and can be added to the tenancy for an additional £50 per month.
