Unfurnished spare double room in 2-bed house share

Looking for young (yet mature) professional girl who values privacy/ alone-time to share 2-bedroom house 7 mins away from Hitchin train station on foot.

Each month, bills include:
£400 rent each(subject to increase as I've been in the property for a year)
£130 split between two for council tax
£50 split between two for water
£30 split between two for internet
Gas and electricity bills (British Gas) vary and is paid quarterly, split between two

The deposit is one and a half month's rent (not inclusive of letting agent handling fees).

Unfurnished double bedroom (the bigger of the 2) in property with two furnished downstairs reception rooms, kitchen and bathroom. There is also a rather large garden and two enormous sheds for storage.

I don't have a TV (or a license for one) because I watch things online, but that's negotiable.

If you come with dining table chairs, that would be great too (current housemate is taking hers with her).
