Room to rent

Hi there my name is Jacqueline, I have a double room to rent in a 3 bedroom house to someone who is working, it will be furnished there is a bed and drawers and you are welcome to move any furniture in to the room , I live here with my son who is 11 so this a family home, I would like it if I could get a reference or two just because I do live here with my son it's quite important to me as I've said he's 11. and pets are welcome and smokers fine but in the garden, I don't want couples or partners staying as this a family home, and a male is preferred over 30 working only, like I say pets are welcome I have a lovely big garden for a dog or other pets.
