I have a fantastic detached self contained studio flat (annexe) on a private estate in Letchworth which will be available to rent from 15th September. It is close to the A1 and within sensible walking distance of the town and train station. It has its own entrance (A front door accessed from the drive) and a stable door which opens out onto the patio and garden.

As you enter through the front door it has an entrance hall area with a breakfast bar and stools which measures approximately 9ft X 4ft 7. This has a door off to the Shower room 8ft 5 x 3ft 6 which is tiled with a shower, sink, toilet, extractor fan, wall heater and double glazed window to the front.

The entrance area also opens up into a fitted kitchen with quality German appliances including including built in Oven/Microwave/Grill, fridge freezer, washing machine, induction hob with a UPVC stable door which opens out onto the patio and garden.

The main living area / bedroom has a large double glazed window looking out onto the garden and an electric storage heater. The entire studio has laminate wooden flooring fitted through out and is in good order as you can see from the pictures.

The property has built in smoke alarm and access to the main house broadband WIFI.

There is ample on road parking available but we reserve the drive for the family cars.

I live in the main house with my wife and three children (and our dog, a cockerpoo named Fred) so am looking for someone who is polite and pleasant and who I don't have to worry about when I'm out at work (my wife is a stay at home mum).

We're pretty chilled and looking for a quiet female lodger who is likewise. We respect our neighbours and just want someone who will do the same. Would suit a professional person / maybe Monday to Friday accommodation for someone working in the area away from their home?

The studio also has a new double bed (Ottoman style -which provides storage area under the bed) which is not in the pictures.
