Single room available in Large PB house

Hello!

Our third housemate is moving out and we are looking for someone to fill her space!

You would be sharing with myself, an ECC nurse at The Queen Mother animal Hospital, Calvin, a 5th year Veterinary student, and two friendly, smoochy, sociable cats - Wag and Jim.

The house is an extremely spacious 3 bedroom house situated, (but set slightly back from the road) on Mutton Lane.
It is just opposite the big Tesco, and conveniently located to public transport links, local shops and pubs.

The house is set out over 3.5 floors;

Basement- a large kitchen with copious amounts of storage, 2 fridge/freezers and a dishwasher, plus a separate utility room which leads out onto the secure garden. On the ground floor is the entrance with separate hallway and a downstairs bathroom.
On the first floor is the living room; It is large and spacious, with a comfy L shaped sofa with built in sofa bed (perfect for overnight guests) cuddler chair, large tv with sky, netflix and amazon prime video, and a dining room table; perfect for eating or studying.
On the second floor is my bedroom and the family bathroom; corner bath with overhead shower and separate shower cubicle.
On the final floor is Calvin's bedroom and the room that is currently vacant!

The room is a single room, furnished with a single bed, wardrobe, chest of drawers and a bedside table. Furniture can be removed if you have your own, or kept as needed.
The room has been fully refurbished, freshly painted and carpets cleaned since the last houseMate moved out.

Room dimensions : 225 x 250 x 225 x 162(plus door)

Whilst the room is on the smaller side, the lounge is very spacious with storage all over the house, and additional storage in the garage and garden shed.
There is also off street parking on the drive, suitable for a car or motorbike, and space in the garage for bicycles, motorbikes. scooters etc.

The room is available from now.. ideally looking for someone for a minimum of 3 months, max of 6 months, as calvin is leaving the uk in august, but I will be staying so there will be scope to stay here with me, or get a 2 bed together.

Total rent and bills for the property is £475pcm, with one months deposit required. Again, there is some room for negotiation on the monthly cost.

We are looking for a friendly housemate (no preference on gender, sexual orientation, student or professional) who is clean/tidy, and wanting to move into a warm and friendly house! you must be a fan of cats as we have two resident cats, however they tend to sleep most of the day, mainly in my room, so you wont have to socialise with them if you don't want to!
As Calvin is a student, and i'm a nurse that does day and night shifts, we are looking for someone who appreciates the need to respect your fellow housemates with regards to noise.
Whilst pets aren't allowed (as we have two cats) small furries and fish are considered, but please be aware Jim is an avid hunter and i couldn't guarantee their safety!
