NB: Price includes ALL BILLS (including all utilities, council tax, broadband connection, TV licence, everything - other 'all inclusive deals, if you can find them, are likely to only include energy bills)!

This is an attractive, well decorated and spacious ground floor flat with a pretty large kitchen for its type. The flat's actually large enough for two people, however, because the overall building is shared (hence all bills are paid by the landlord), the local authority demands this flat must be let to a single person only, not a couple, unfortunately (there's no restriction on 'guests' staying over though).

Main Living area/Bedroom:
A large main living area doubles as the bedroom and comprises a double bed, small sofa, coffee table, and cupboard space.

Kitchen:
A large (for it's type), separate, well equipped kitchen with enough storage space for a small family. It's equipped with a dishwasher, washer/dryer machine, fridge, freezer, electric oven and hob, microwave, kettle, toaster etc - everything most of us need.

Shower-room:
Comprising a regular stand-up shower cubicle, toilet, basin, extractor, heated towel-rail, wall-cabinet, mirrors and cupboards.

“Dressing room”:
Adjacent to the main room, it’s really a glorified corridor, where one side is built with a good-sized wardrobe, ample cupboard space and chests-of-drawers (freeing up more space in the main room to help keep you free from clutter - if you’re the tidy sort)!

Furnished/unfurnished
The flat is currently furnished but if you have stuff of your own you'd like to bring, such as your own bed for example, I can arrange for the current furniture to be stored.

Parking:
There is one dedicated parking immediately outside, as well as a safe, large car park opposite, if you have guests visit.

Fitted with smoke alarms, emergency lighting, CO alarm, etc.

Bills/Utilities - All-inclusive - everything paid by the landlord:
Fast Broadband - included. This is a slightly unique situation in that although it’s fully self-contained in terms of total privacy, to enable the possible future re-combining with the upper two floors, all services remain shared with the property above. This compromise means, this flat represents unrivalled value for money, but won't i noticeably impinge on your privacy in any way.

All you pay is one monthly rent payment and everything else is covered, potentially saving you circa £250 on bills towards a similar property.

So what’s the catch?
Well, once in a blue moon you may get a call telling you a light upstairs has tripped and asking you to flick the fuse switch back on; and you’ll be responsible for setting adjusting the heating settings a couple of times per year or so. And, you may need to let me in for boiler maintenance, when it's actually only the upstairs that needs to be worked on. In other words, it's potentially a tiny inconvenience but for a large discount.

This really is a great opportunity that previous tenants say they barely appreciated until they first moved in, so there's a good reason this place stays let for long periods. Be sure to get in touch soon, before someone else takes it and you miss out.

Location:
Right next to the town centre. Tesco express within a minute's walk, and a large 24hr store across town. Royston is situated on the crossroads between A10, a main route for London and Cambridge, and A505, east/west route to Stevenage A1(M) and Newmarket. Kings Cross Railway line station to Cambridge/London a few minutes walk from property. And, Royston is also renowned for the number of places to eat out.
