Great room available close to Royston Station

I'm a 23yo working female professional looking for someone to replace my current flatmate.
I have one small dog, he loves people but not other pets so unfortunately pets not considered. He is very low maintenance so you likely won't have to worry about him!
I am searching for a new flatmate as I really like this house and it's location, however it is let by a letting agent, so a contract and referencing would be performed through them. I am unsure of the deposit as I believe it would be a new contact, but would be ~600.
Rent is £1225 a month, I pay 675 for the bigger room so the remainder is 550.
Bills are not included but average about £130 a month each and council tax is band D which is ~£95 a month.
Shared living, kitchen, bathroom.

Am looking for a female housemate who is friendly and sociable, happy to live with a dog. Preferably would be able to sign a 6-12 month contract. Furniture is included but can be removed if wanted, photos are from previous listing, however you're welcome to send me a message and view.
