Includes: 42" TV, DVD player, three-seat sofa, two-seat sofa, six-seat dining table and chairs, coffee table, LED lighting, radiator at each end, french doors to adjoining balcony (currently being structurally reconstructed and rebuilt but will be back in full use, very soon).
Shared kitchen:
Large oven and six-ring hob, extractor and light, full-height fridge/freezer, small dining table and chairs, ample cupboard space, washer/dryer, microwave, kettle, toaster, crockery, cutlery and accoutrements, heat detector.
Shared Bathroom:
Shared bathroom with ample cupboard space, bath with shower, basin, toilet, bidet, heated towel rail.
Safety:
Kitchen heat detector, fire blanket, smoke detectors in each room, emergency lighting for exit ways.
Parking:
There is free parking available but the parking is tight so won't suit large vehicles.
Garden:
There is a garden but it's on a steep slope so is not easily accessible, it's primarily just decorative and also in the process of being planted out. But, its a pleasant view and also acts as a very effective sound barrier, making the rear rooms exceeding quiet at night.
Location:
Right next to the town centre.
There's a Tesco express within a minute's walk, and a huge Tesco store just across town.
Royston is situated on the crossroads between A10 - a main route for London and Cambridge - and the A505 - the east/west route to Stevenage [A1(M)] and Newmarket.
King's Cross Railway line station to Cambridge/London is 10-15 minutes walk from property.
Royston is also renowned for places to eat out, apparently more per capita than anywhere else in the UK (don't know if that's true).
NB: Short-term lets (under six months) will be considered but a longer term applicant would be preferred and early termination fees could apply.
The room will be available to the most suitable applicant, rather than simply let on a first come, first served basis. Your current potential housemates are friendly, and very clean and tidy. The successful applicant will need to persuade me they’ll fit in with this. The continued harmony of the household will be my first priority when choosing somebody to share this HMO with them.
