Double bedroom, living room / office, kitchenette

Hello!

I have an upstairs double room and private downstairs living room and separate kitchenette available. Parking on the front drive is available for a small car and you are welcome to enjoy relaxing in the back garden.

The house is in a quiet residential area of St Albans, very close to Waitrose, Verulam Park and a short walk into town.

The living / work space on the ground floor is furnished with a desk and office chair, dining table and chair, 2 seater sofa and full height bookshelves along one wall for storage. If you work from home, everything is set up for you with Virgin M500 broadband; download speeds of 498 - 542 Mbps and upload speeds of 48 - 52Mbps.

In the kitchenette, you have sole use of the fridge and top two freezer drawers, induction plate, microwave, toaster and kettle, and plenty of storage. The washing machine and tumble drier are also in this room.

Upstairs, the double bedroom has a queen sized bed, chest of drawers, fitted wardrobe, chair, two bedside tables and two bedside lights. Please bring your own duvet, pillows and bedding.

There is shared use of the upstairs bathroom, downstairs loo and washing machine and tumble dryer in the kitchenette.

All utility bills, local council rates and broadband bills are included in the rent. I have a cleaner who comes every two weeks and cleans the whole house, and a window cleaner every 6 weeks or so, and their costs are also included in your rent.

Walking into St Albans city centre takes 15 minutes through Verulam Park, 30 mins walk to St Albans City train station (or 10-15 mins by car). The nearest shop is Waitrose, 3 minutes walk, and bus stops are 2 minutes walk away.

I'm a retired garden designer, happy to share communal spaces with a considerate and tidy person. I have a calm 9 year old whippet who mainly sleeps all day. Friends visit during the day, and I go dancing and volunteering at my local theatre in the evenings. My two daughters, their partners and my grandsons stay from time to time.
