We have two lovely south-facing double rooms with ensuite shower rooms available to rent due to our two eldest (adult) children having left home.
We are a married couple with one 18 year old living at home until he leaves for university (hopefully) in September.
We are in a quiet road opposite Clarence Park, 7 minutes walk from St Albans City Station. We have one spare parking space on our front drive and the potential of a resident's parking space on the road (at cost).
We have a large rear garden with barbecues and seating areas. There is a garage suitable for bikes, mopeds.
The Rooms:
The larger room is 5m x 4m, with a standard double bed, and a large south facing bay window, with ensuite shower room. This is £1350 pcm.
The second room is 4m x 3m, with a small (4 ft wide) double bed, also south facing, with ensuite shower room. This is £1150 pcm.
Both rooms have desks and the fibre broadband can support working or studying from home.
All bills are included - Council Tax (Band G), electricity, gas, water, high speed fibre broadband, TV (BBC licence, Netflix & Amazon Prime).
We have a current gas safety certificate and smoke alarms in all rooms. EPC rating A.
Facilities:
We have a loft floor with bathroom, sauna, gym, games room and a TV area, which is shared.
Downstairs you have access to the kitchen/dining/orangery area and family room with TV. We also have a lounge which we will keep as our space.
Pets:
We have 5 cats and a dog (long story), so it is important to us that you are more than happy with this arrangement. The dog is a ridiculously friendly male cockapoo (loves cuddles) but as is typical for this breed is prone to being nervous (barks when the doorbell rings). We have a baby gate at the bottom of the stairs to prevent him accessing the upstairs bedrooms. The cats however have free roam of the house so will sneak into any room if the door is open.
