2-rooms floor available in house share

Hi everyone,

My current flatmate is moving back to Spain and I am looking for someone to take over a joint-contract and to share the flat with.

About me: Ioana, 35yo professional, I work in research within charity sector, mainly from home, with occasional travels and working days outside London. I usually have busy weekends and during the week I dedicate some time to hobbies as well: I enjoy going to painting classes and swimming. I also like going for walks, local markets and art galleries.

About the property: this is a two levels flat above a bakery, and I occupy the first level. The two rooms available are upstairs, but the landlord does not wish more than two tenants, therefore this is ideal for someone who needs some privacy or more space if working from home or is self-employed. The kitchen and bathroom are situated on the first floor, to be shared with me. The house doesn't have a garden, but there is an enclosed balcony that we use for laundry and extra storage.

I am looking for someone clean, serious and quiet, who helps sharing responsibilities to look after the flat, but also bonding over shared dinners or going outs would be ideal.

The rent is £700 + £250 approx. for bills each.
Flat is available for new tenant to move in between Dec 14- beginning of Jan. The rooms are unfurnished but there could be a possibility to purchase some furniture from the previous tenant if needed.

There would also be a possibility for a short-term rent from Jan-march 2026. As I am travelling abroad, I am considering sub-letting my room and living room for that period.
