The house is within easy access to various transport links and Watford Town Centre, as well as being ideal for anybody working at Watford hospital (10 min walk away). The house provides comfortable living with use of shared lounge (with 2 x settees, dining table and chairs & flat screen TV) , 3 bathrooms (1 with bath and separate shower; one with bath; and one with shower), fitted kitchen (with 2 x dishwashers, 2 x sinks, 2 x fridge freezers, 2 x 5 ring hobs, 1 x oven, 1 combination oven/microwave, additional separate microwave, kettle, toaster and basic crockery/utensils/cookware etc), there are also 2 x washing machines, 2 x tumble dryers, plus use of back yard. Each bedroom also has its own TV point and is wired for CAT6.
Rent includes all bills (gas, electric, water, council tax, TV licence and unlimited use of broadband).
This room is for one person only. Due to our HMO licence we cannot accept more than one occupant in this room (so to adhere to legal requirements we are prohibited to rent this room to couples or sharers or those with a child) Due to our insurance and mortgage we cannot accept students, pets, or smokers.
Sharers need to be respectful of each other and of the property and provide a peaceful environment. This is a friendly yet quiet house.
Current tenants are all female and aged between 23 and 40 - and we are looking for another female of similar age to join them.
A credit/affordability/reference check will be carried out. Deposit will be registered/safeguarded via the TDS. In order to pass the affordability part of the checks you need to be earning a minimum of £15,900 pa
One month’s deposit required plus one month’s rent in advance.
The room comes with a bed, mattress, wardrobe and chest of drawers.
Please note there are parking restrictions in this area. The council only allows 2 permits per household and currently 2 of the girls already have permits. This means anybody else moving in with a car can only park on the street Monday to Saturday before 8am and after 6.30pm and all day Sunday.
