Hello, I am James the Landlord and we have available a first floor garden facing single room, which is fully furnished

This room (and each room in the house) is for one person only. It's just under 7msq and has a double bed, large wardrobe, chest of drawers and a bedside table. If you need a desk and chair, we would be happy to provide them.

There are two brand new refurbished shower rooms shared between just three people.

The house has an eat-in kitchen and a communal lounge. There is a large garden and lots of storage.

The location is fantastic - 5 minutes to Watford General, 7 minutes to the Atria centre and less than 20 minutes to Watford Junction Station. There is local shopping within a couple of minutes walk and big open public spaces just moments away.

The house is very well kept, 100% compliant and safe and the landlord attends to repairs immediately.

The rent includes all the bills; council tax, gas, electricity, water, broadband, etc. Everything is included.

We have gas central heating, washing machine, dishwasher and a weekly cleaner - all included. We have superfast 200mb fibre broadband with boosters so every room gets great wi-fi.

It's a friendly house with plenty of opportunity to mix with the others, but it is not a party house. If you want to drink and dance all night, this is not the house for you, if you want to chill out and not get disturbed you will really like it here.

You will be sharing with four lovely people; two boys, two girls. All are professionals, currently everyone works in the healthcare sector or the legal profession. Ages range from mid 20's to early 40's. This house has a low turnover of people, everyone signed a 12 month contract in order to create a feeling a safety as you get to know who your housemates are.

We have owned this house for nearly 20 years and the average stay is about three years, the longest is over 9 years.

This isn't just a room, it's a safe space in a well looked after home.
