The space is less than a mile away from Watford Junction making it easily accessible on foot as well as public transport. The area is also well connected via bus routes throughout Hertfordshire and London. With London being just 20 minutes away, this is a hard to come by location. There is also free on-street parking available subject to availability.

The spaces are generously large for the location with bright LED lighting making it suitable for all forms of use from studio to desk space.

The site has a dedicated symmetrical gigabit leased line ensuring an uncontended, SLA guaranteed commercial grade internet connection which is perfect for media and production companies as well as bandwidth heavy office use.

Each space has dedicated 100 Mbps download and 100 Mbps upload Wi-Fi and Ethernet access ensuring super fast internet speeds and no breaking up on video calls. Higher speeds are available on request.

The site has plenty of spare large tables and chairs available to hire as well as a plethora of production and streaming equipment as well. Our friendly on-site staff can assist you with all your technical needs.

The space also comes with access to our kitchen area with a full sized sink, cooking facilities, fridge-freezer, dining area as well as our newly refurbished toilets.

All utilities, subject to normal fair business hours usage, are included. Heavier commercial use of electricity and internet is available on request.

The spaces are perfect for start-ups and those needing a second office away from home. Our previous clients have included remote working office workers, production companies, photographers and university students.

Long term tenants are also welcome to update their registered office to the space’s address subject to permission.

All communal areas of the site are covered by constant CCTV and security alarms allowing 24/7 access to the site although we ask that tenants be considerate of noise outside of business hours.
