Loft converted king size bedroom /w ensuite

My name is Robert (aka Bob), and I live with my close friend Kiernon. We are currently seeking a third housemate to live with us in our 3 bedroom house as our close friend is moving out after three years to save for his first property. We are looking for a housemate on or before May 15th 2026.

We are a friendly and relaxed household and we both do full time shift work in the NHS/ Care sector. We are seeking a friendly and relaxed housemate to move in to our spacious top floor bedroom with an ensuite. The converted loft room, size of 5m X 5m, has a nice view of both the back garden, and the front facing the green.
We will be sharing a garden (shed, outdoor toilet, utility room with washing machine), sizeable living/ dining room area and kitchen (with a dishwasher). We have a driveway which can fit two cars, and is situated in a quiet neighbourhood green with plenty of additional parking and nice walks nearby (Leavesden Park ~10 min walk). A short <5 min walk to the bus stop, it takes roughly 35-40 minutes via bus to get to Watford High Street.

We currently rent on a 12 month contract. We currently split the bills evenly, total costing around £161 per month (including council tax, Band C). Costs may increase as this price excludes a cleaner every 7/10 days. This brings the estimated total cost to be roughly £900-£950 per month including bills. However, this estimate may vary from April onwards as we renew our contracts, including the change in rental contracts.
