Modern one bedroom apartment, part (mostly) furnished on the 2nd floor via lift or stairs - situated in the heart of Welwyn Garden City! Ready in March.
Looking for someone to stay until I sell the property. This could range around 6-12 months maybe more but we’d have to wait and see. Will be kept updated as soon as I get more info on viewings.

Please read all info below, and be aware of the information required to rent this property.

Easy access into London Kings Cross in 28 mins! Just a 8 min walk to the station.

Part Furnished. Most furnishing is still there but some has been changed or removed from when I moved out. And current tenants have their own items in there currently.

The apartment offers a modern double bedroom with a double bed with mattress & double mirrored wardrobe, chest of draws and space for something else if needed. Suitable for 1 person or a couple short term.

A spacious lounge with 55" TV with a Roku with a green sofa bed. Space for a desk. If you’d like to have live tv there is a Sky Q box but TV license would need to be paid (can send additional payment and will arrange).

There is a fully fitted kitchen with fridge/freezer and basic utensils.

Also in the utility cupboard there is a washer/dryer machine - the huge electric boiler for the hot water / heating.

A tiled bathroom with power shower over bath, mirrored cabinet and draws under the sink.

The rate is fully inclusive all utilities. Please bring your own towels and bed linen / duvet.

Inc Sky broadband WiFi.

Live out landlord looking for someone to rent the property until sold, so there will be viewings TBC.

Only a 8 min walk to town and the train station via the bridge which goes to Finsbury Park, London Kings Cross and London Moorgate. Also close to the A1 / M25. Near Herefordshire uni.

Audio visual intercom system and well maintained communal areas with CCTV.

All bills included (council tax, electricity (meter photos will need to be sent monthly to me), water meter, WiFi, please be thoughtful on usage for water as on a meter and electric otherwise will have to cover the over cost per month (this will be shown to you, If there a significant price increase on water and electric which will need to be paid upon request).

Deductions from deposit may happen If there is any damage to property / furnishing or not left clean.
Please get a cleaner in before you leave and deep clean carpet if there are marks left. Must be kept clean, due to viewings.

Local amenities - Aldi down the road, Tesco Express behind and a local pub within a few mins walk. Plus the town is a short walk away where there are almost all supermarkets and clothes shops, nice restaurants and pubs.

One parking space is included. If not required, please let me know.

IMPORTANT INFORMATION
Please provide the following documents for Identification
Passport or Driving License.
Letter from your current employer confirming job title and salary or 3 months bank statement / reference from last place you rented.

Deposit: payable by bank transfer or cash. Your deposit is refundable when you leave as the following conditions are met:
- your rent is paid in full, on time - every month on agreed date.
- the apartment is left in the same condition as when you moved in (Clean) otherwise £250 cleaning fee will be taken and additionally If carpets are dirty/stained depending on quotes to clean the carpet.
- no damage is done / everything is still there that belongs to me
- please do not leave any of your own things or rubbish
- keys & permit are returned (Leave in letterbox)
- no smoking in flat or building. ( full deposit will not be given back If rule is broken)
- inventory in check, let me know of damage and this will be deducted If you haven't fixed or replaced.
- deposit will not be refunded if you decide to not go ahead with living in the property, once contract has been signed.

Electric only, so please ensure all electronic devices are switched off (except fridge/freezer)

Please only apply if you are reliable, trustworthy , tidy and clean and respectful of personal belongings and your neighbours.
Rent is payable upfront before keys are handed over on day of moving in for full length of stay (£1550 per month). If an extra person (£100 a month)
And deposit (£1000) must be paid as soon as contract is signed to secure the property.

I'd like someone that is clean and tidy, don’t mind couples, doesn't smoke and if you have a small pet I’ll consider it.

Looking for short/mid term stays (maybe up to a year).
Will give at least one months notice, for moving out / as soon as I know exchange dates.
Please let me know one-two month in advance also, or as soon as you know.
Includes bills but be sensible, otherwise the extra will be charged.
water meter adds up if you enjoy baths, so showers are best to keep costs down.
If all is good, I will send you an email with info on the flat and to sign the agreement. If there any issues I can reply over Whats App/ text.
Will be in contact due to flat sale viewings but will try my best to get them a day or two per week that’ll work for both of us. Currently have one or two viewings a month.
