Newly refurbished double room to rent

I have just moved into the flat, and am also new to the area, looking for a female flat mate. I am trailing different churches in the area, but haven't landed on a permanent one yet.
The flat has had new carpets in the bedrooms (April 2025) and a fresh coat of paint (April 2025).
The room is a large double room, and can come furnished or unfurnished. If furnished it comes with a double bed and mattress, bedside table, dressing table and clothes rail with shelves. You would need to supply your own bedding. If unfurnished the clothes rail and shelves are built in.
You will share the bathroom (bath, shower, sink, toilet) and the kithcen (with washing machine and dishwasher) with the me, sa well as a dining room and lounge space. There is an outside cupboard for storing a bike. I do plan to get a cat in August, so please be aware that it will also have free roam of the flat, apart from your room.
I am a self-employed Ballet teacher, as well as working in a Primary School, so I'm generally out of the property on weekday evenings during term time.
Locally there are shops - tesco express, morrisons local, lidl only 0.5miles. And Welwyn Garden City Train Station is 2 miles. There is a bus route outside the block of flats - routes 331 and 401.
Parking is non-assigned, but I havent had an issue finding a spot directly outside in the 2 months I've lived here. There are garages you can apply to have one from the council.
Rent is £650 pcm plus bills (roughly £100 pcm) paid on the 1st of each month. Tenant can have overnight guests for no more that 14 nights pcm.
