Furnished room: metal bedframe and mattress plus wood-effect wardrobe with 3 drawers at base. Happy to discuss changes if you have your own furniture.

Excellent natural light in various communal room spaces.

Driveway available though shared with one other housemate. Off-road parking available in cul-de-sac.

Large Morrisons and medium-sized Lidl both within 5-minute walk. Nice green (Moneyhole) park also within 5-minute walk. Extensive bus routes to all surrounding areas, including #724 route to Heathrow and Harlow, just down the road.

BEDROOM:
Ground floor (rear garden-facing) advertised bedroom measures approx. 2.35m × 2.90m and is furnished with a brand new metal bed frame with plenty of underbed (30cm clearance) storage space. Memory-foam mattress available, or feel free to bring your own. For clothes, there is a substantial wardrobe with chest of drawers at base.

**Please note this is a ground-floor room, and consequently, for security purposes, it is essential the window is completely closed when leaving the house each day. Rest assured, curtains drawn will keep the room cool.**

Room benefits from natural daylight, and its window is East-facing. Sun rises in distance behind apartments at the end of the garden.

The bedroom has two double-socket power points.

COMMUNAL AREAS:
Shower room:
On the top floor, a newly refurbished shower room with sink and toilet plus a ground-floor toilet/WC with small window (which, again, must be closed if leaving the house).

Lounge:
On the top floor (front-facing and great natural daylight), there is a similar sized lounge with an armchair and space for airing laundry for all housemates. There is a bedroom next door to this lounge and also one below so any phone calls etc to be done in own bedroom on groundfloor or dining room on middle floor.

Kitchen & dining room (middle floor) both with great natural daylight:
Oven, electric hobs, microwave, toaster, toastie maker, egg steamer, kettle plus dining area in next room.

NEW HOUSEMATE REQUIREMENTS:
This is a quiet house so discretion with noise (keeping music, audio to a minimum) is expected given that some housemates leave for work at 4:30/5:00 am and require an early bedtime.

Keep communal areas as you find them - free of clutter - use your allotted cupboard space. No leaving unwashed plates, etc, on worktops - leave them in your cupboard please.

All housemates expected to contribute to cleaning schedule, though nothing extensive. Mostly just keep it clean. If you spill something: wipe it up. If you vacuum clean your room, just do the stairs and landing at the same time.
