Thanks for looking in at my advert. I am still being meticulous and have a deep cleaned flat. I continue to take extra precautions and wise measures for your peace of mind and my own. I trust you are doing the same. Sorry my advert it so long, but it will answer most., if not all of your questions.

Please message me with details about yourself and your exact requirements including whether you have a car and if you own a property elsewhere, for Council Tax purposes. I will reply to everyone ASAP. If your contract does not start for a while I am willing to wait to accommodate the most suitable sharer.

LOCATION: I live In Panshanger which is near to Shire Park, the Head Offices of Roche & Tesco etc. which is 3 minutes away by car. The town centre of Welwyn Garden City is 1.2 miles.

THE IDEAL SHARER: The double room is for single occupancy (not for couples) Mon-Fri - I am looking to share with a friendly, clean, tidy, respectful and out-going mature female or male professional, who goes out to a place of work all day (not shift work) and not generally work from home. However, many sharers have international conference calls in the evening etc.

I need a sharer to be of good nature, respectful, communicative and willing to integrate, but also healthily enjoy their own space and independence. You should also be a non-smoker with no pets and ideally have your own car or willing to arrange a dedicated driver from a local taxi driver, especially if contracted from iverseas or Scotland.

Your double room is for single occupancy. I offer home from home comfort within my ground floor flat which has a lovely sunny patio and secluded garden.

ABOUT ME: I have successfully enjoyed sharing my home, virtually continuously since 2002 and via Sparerooms since 2008. I am discerning to seek a compatible sharer and willing to wait to ensure a smooth transition from one sharer to the next. Most of my sharers have been UK or international Contractor's, or those with similar requirements who are employed but have their own home elsewhere. I have a cheery personality and I have made some really nice long-term friends whilst sharing.

I am always respectful to your daily routines, so there is no queuing for the bathroom which is two steps across the hall, making it practically en-suite, with constant hot water for baths or showers from a gas combi-boiler. The toilet is separate from the bathroom.. I am also mindful to your privacy and rest etc.

WHAT IS INCLUDED: The flat is cleaned weekly including your double room. The flat is always tidy and warm with every facility, including the washing machine and tumble dryer in a cupboard opposite your room as seen in the photos.
Broadband and all Bills are paid. (Full listing below)
Many past sharers own their own home in the UK where they already pay Council Tax to their Council. If this is the case, I do not lose my single persons 25% discount. If you do not pay Council Tax elsewhere, I will need to declare this and the differential between single discount and full payment will be payable. @ £34pcm See calculations below for 2020- 2021. Pleae advise.
The rent also includes, semi- skimmed milk, tea, coffee, sugar, toilet rolls, washing gel liquids and softener, all cleaning materials, light bulbs etc
You will have allocated kitchen cupboard space and equal share of the fridge and freezer which is also cleaned weekly.

RARE CARE: Your bed will be made every day and your bedding, towels and bath mat will be washed and changed weekly. Your personal washing and ironing can also be turned around quickly by separate financial arrangement. Bedding, towels and bath mat can be provided and seasonal tog duvets and pillows are also available.

YOUR ROOM: You have a mirrored door ‘double’ wardrobe with upper shelf and plenty of hangers are provided, as well as a shoe rack on the floor of the wardrobe . The 4’6 double bed has a deep comfortable pocket sprung mattress with protector sheet. There are 2 x 900 three drawer chest of drawers either side of the bed, 2 x Bedside touch lamps, a book shelf, small 3 drawer cabinet, wall mirror, 2 pictures, dressing gown hooks on the back of the door, dimmer light switch and ample electricity sockets and extensions. Long neutral drapes and sand coloured carpet which is laid throughout the flat. There is also storage space under your bed where there is a washing basket for your convenience. Additionally, a waste bin and powerful hairdryer if required.

Additionally, at present, (although not shown in the pics of the double bedroom) there is also a white Ikea 1000 x 600 Desk and swivel chair which sits nicely to the right of the door, a tower rotating fan, although the room stays comfortably cool in the summer. These items can be removed if not required. Most sharers watch TV in the lounge if they have time after their busy day, or watch programmes on iPlayer or Netflix on their laptops or other devices, whilst resting on the bed or sitting at the desk.

PARKING: There is random free parking in the cul de sac. Most residents are generally mindful as to where residents/sharers like to park near to their entrances, but visitors obviously take random parking spaces.

LOCATION SECURITY: The cul de sac is in a leafy neighbourhood watch area and proven to have had no incidents of theft or wilful damage to cars or property over the 20 years I have lived here.

GARAGE: if you have a bicycle, you can store it in my secure and dry garage nearby, for which you will be allocated keys. Your bike will be insured in the garage under my contents insurance (Never claimed)
If you would prefer to rent your own garage to park your car, as I a leaseholder, I can apply for another garage en-bloc if/when one becomes available. The rent is approximately £55pcm which I would pay, and you would repay me directly. One calendar months notice is required for the garage and I will return the garage keys to the landlord.

Please note: My only requests are... that you leave the kitchen and bathroom, as clean and tidy as you find them, and you are diligent with security requirements, especially when I am not here.

LOCAL INFORMATION

TRANSPORT LINKS: The station entrance is located on the first floor of the Howard Centre Shopping Mall. The Bus Stop is 100 meters from the flat and taxi's around town are £6.80 per journey.
Both Roche and Tesco have free hopper buses from the main building entrances, every 15 minutes to Welwyn Garden City train station.
Very Close to the A1M and M25.
Luton and Stansted airports are 30-40 minutes away and LHR 1.5hrs by train and 45 minutes by car, subject to traffic.

LOCAL SHOPS: Very close by to the flat is a comprehensive parade of shops including Tesco Express open until 11pm and Lidl open until 9pm. There is a Fish & Chip shop and Chinese takeaway, Boots chemist and pharmacy, Hardware Store, Newsagents, Free ATM, Beauticians and Hairdressers. Morrison's Supermarket and petrol station is half a mile away. Waitrose and Sainsbury's are located in WGCity town and 24hr Tesco Extra by Jtn 4 of the A1 and Asda in Hatfield near the Galleria Mall.

Most sharers tend to eat their main meal at lunchtime at work and have a snack at home in the evening.

RESTAURANTS & COUNTRY PUBS: There is a comprehensive range of restaurants in and around town to suit every taste, and many Country pubs within 2-4 miles who also have excellent cuisine and pub gardens. I. e. in Tewin, Digswell, Letty Green and the Ayots.

DOCTOR AND DENTIST SURGERIES The Doctors Surgery is also within the local shopping complex, as is a good Dentist. Most M-F sharers register as a temporary patient With the GP who offer evening appointments in each of the network of 3 practices for those working long hours.

FITNESS: Some Corporate Companies have Gym's on-site, but there is a 24hr Gym in Welwyn Garden City on the upper floor of the Howard Centre Shopping Mall, and also where the entrance to the Train Station is conveniently located. There are also other gym's surrounding the town i. e Gosling Sports Centre, SKI SLOPE and CYCLE STADIUM.
PARK - Stanborough Park with good car parking. You can walk around the north and south lakes where there is a spectrum of water sports , together with an Italian Restaurant overlooking the South Lake.
Panshanger Park is a conservation area near to the flat. It has a lake and 30 acres of walking trails.
WOODLAND - Panshanger is surrounded by woodland walks
GOLF: Panshanger Golf Club is a 8 minute walk from the flat. It also has squash courts and a nice restaurant.
FOOTBALL & SOIAL CLUB. Panshanger Football Club is a 5 minute walk
CYCLING: There is the cycle stadium mentioned above and many cycle clubs fir all age groups.
RUNNING: There are various clubs and evening meets for all abilities

CINEMA’S: 10 Screens in Hatfield and 4 small screens in Welwyn Garden City.
THEATRES In Hertford, Stevenage and St Albans and 20 minutes on the train to London

FULL TERMS & CONDITIONS - TO AVOID ANY MISUNDERSTANDINGS OR NEED FOR A SIGNED CONTRACT. (HARD COPY LEFT IN YOUR ROOM)

DEPOSIT: £725 returnable deposit (one months’ notic either way) and repaid in full on the day you exit, subject to no wilful damage (never known) or money’s owed. (please read below the additional clauses regarding Notice Periods)
The deposit will be repaid in full or part paid by bank transfer.
You will need to give me your bank details as your bank payments do not show your details.

COUNCIL TAX: Most sharers have their own home elsewhere - If you do not pay Council Tax elsewhere, or exempt or reduced due to a disability, please let me know. Additional payment from my 25% single discount will be calculated each April, and to be paid separately pcm. Proof of the Council Tax demand, if full Council tax has to be paid, will be provided.
For 01.04.2019- 31.03.2020 £32.77 pcm or pro rata was payable pcm
For 01.04.2020 ― 31.03.2021 1.632.56 ― 25% Discount £1.224.42 = a differential of £408.14 Divide by 12 = £34.01 say £34.00pcm

PLEASE NOTE: Sharers that stay 3-4 nights that go home at weekends, have work related travel, personal holidays and bank holidays: will not receive a reduction in the rent pcm, as the room will be retained and your possessions will remain secure and covered by my contents insurance. This has proven acceptable and understandable to all previous sharers.

ELECTORAL ROLL: If you are not on the electoral roll, I am required by law to divulge annually in August/September, who is residing at my address even though only weekdays. Please advise me if you register at this address on line and the reason why.

REDIRECTION OF MAIL: You may have your mail and parcels sent here if you wish, especially uf you are an overseas contractor. If you set up redirection of mail. It takes 7-10 days to activate or deactivate, so please do this in good time. Please give me a forwarding address so that I can forward any mail that often slips through the system. Alternatively, any mail will be returned to sender.

PARCELS: Please advise me if you are having a parcel sent here by courier or Royal Mail signed for. Whilst I work from home, I may not be here to take in your deliveries. It would be better to arrange to pick up your parcels from various local collection points.

Equally, if required, I will collect you from the station when you first move here, as well as take you and your cases etc. to the station when you leave.
I prefer sharers to have or get their own transport or tax for them to maintain independence.
I generally take you out for a meal on the evening of your arrival, and on the night before you leave, unless you would prefer not to.

PLEASE NOTE: The room is taken as seem and the furnishings have proven to be the best workable configuration for ease of cleaning and safety to ensure the window exit point is left clear.
Things cannot be put up on the walls unless exchanging your pictures for mine or with prior permission.
All past M-F sharers have just brought clothing, a few possessions and their computer.
Your possessions are covered by my contents insurance. Please advise if you have any items over £500 as they may need listing on my policy.

BILLS, INSURANCES AND PURCHASES INCLUDED:
The purchase of Tea, coffee, semi-skimmed milk, toilet rolls, washing gels and softener, all cleaning materials and light bulbs etc
Broadband - You can also add to your devices to my wi-fi air printer and scanner and use my printer paper. A contribution towards ink cartridges and paper will be required if you regularly print documents.
Gas - Combi boiler central heating by radiators with thermostatic radiator valves. The flat will always be warm.
Annual Boiler Service and Landlords Certification.
Water Demand - Constant high bar rating pressure - hot water on demand 24/7
Electricity + Annual Landlords Certification
TV Licence
Freeview TV
Tenants Insurance Public Liability (No claims to date)
Contents Insurance including your possessions - Please advise any items over £500 (Never made a claim)
Windows and Doors you open, must be locked when you go out and diligent care when I am not here)

NOTICE PERIOD: One calendar months’ notice either way.

PLEASE NOTE: In the unlikely event that a major issue(s) arise, i. e. drunkenness, drug abuse, smoking in the flat, fraudulent or questionable behaviours, wilful damage, police involvement, evidence of a personality disorder including on-going unjust disrespect or any form of abuse which cannot be resolved, and/or the terms and conditions originally agreed both verbally and by way of this contract, are undermined and goal posts changed by the sharer which no longer makes the flat share tenable etc, you may be asked to leave by immediate effect. However, I am not unfair and therefore, subject to there being no atmosphere between us, you will be given one calendar months notice, to find suitable alternative accommodation. However, I may not be willing to give you a reference if required, dependent upon the severity of the issue(s).

If you choose to leave before that date, or for any reason immediately, (never known), you will still be required to pay the entire one calendar months’ notice, as well as any other monies that you owe. i. e. Items that you have requested I purchase for your personal use, must be paid for and taken with you, or any other private financial concession(s) which have benefitted you, when I believed there would be no reason that your flat share would not continue for the designated time you indicated you would hope to stay or open ended if employed.

If these payments are not paid by bank transfer before you leave, they will be deducted from your deposit. If your debt exceeds the deposit paid, the outstanding payment must be made by bank transfer before leaving, in full and final settlement. If they are not, such payment will be collected by my solicitor via the petty claims court. (Never had to do this, rather just a contractual precaution)

A Standing Order should be set up to avoid late payments, for the date you plan to move in, and then paid on the same date each month thereafter.
I will give you my banking details directly

PERSONAL GARAGE: If you wish to have your own garage, I can apply for one very close to the flat, subject to availability. The current monthly garage rent is approx £55pcm.. This payment would be paid directly to me and you will receive evidence of the payment due.
When the garage is no longer required, one months’ notice must be given. It will have to be left empty and cleaned. Please return the keys to me and I will hand them back to the Landlord.

KEYS: A Security door and front door key will be issued and obviously to be returned when you leave. The front door must be double locked when you go out, only if I am not here. Lift the handle first before locking to activate and engage the shot bolts around the door.
I do not double lock internally at night in case of the unlikely event of a fire, (never known) as the front door key may not be readily available, but when the internal handle is lifted, shot bolts around the door ensure security.
Being on the ground floor your alternative fire exit points would be the bedroom windows or patio door out onto the rear garden.
Window keys should be left in the locks and windows locked when shut,
Should you lose or break any keys, please inform me immediately
You will be given Garage keys if you are storing your bicycle in my garage or renting your own (as stated above). The garage must be left tidy and secure as you go in and out, at all times!
All keys must be returned before you leave.

SECURITY: You will be responsible to close and lock any windows or the patio door that you have opened before you go out, especially if I am not here or on holiday. It is imperative that security is adhered to, to not infringe my contents and/or building insurance policies. .
