I am looking for a mature non-smoking, male or female professional/contractor.

As you will see in the photographs, my ground floor bedroom is fully equipped, clean, bright and spacious with a lovely sunny view and parking.

I prefer reasonably long-term renters if possible, but am flexible as each potential renter has their own needs and circumstances that we can discuss.

I offer a fully furnished double bedroom, £800 per month inclusive of bills and one months notice either way.

If you like a clean and tidy home this house may be for you. The room has been redecorated and has wooden flooring throughout.

The house is within walking distance to Shire Park, and the train station. The town has excellent bus, rail and road links, with trains taking 18 minutes to London Kings X.

SHOWER and TOILET opposite your bedroom - Shower unit / basin with a shelf for your toiletries and towel rail. To be left clean and tidy after use (your usage only)

Should there be a household emergency if/when I am not there, I am contactable by mobile, text or email, to deal with any issue or arrange for a contractor to gain access

LOCATION: There are well appointed local shops and post office. (Royal Mail Sorting Office in case you need to collect an undelivered parcel) A new huge Aldi has opened opposite Roche and.... John Lewis in the centre of Town. Morrison's is 0. 25 of a mile openl 8am-10pm. (A large Sainsbury’s and Waitrose within walking distance and a 24hr Tesco Extra).
LOCAL FACILITIES CLOSEBY Panshanger being the Eastern area of Welwyn Garden City - A Golf Complex and Squash Courts, Welwyn Garden City Football Club, Moneyhole lake and Park with lovely walks in wooded areas.
On the west side of WG City is The Gosling Sports Centre, Gym, Spa and Health Club, Ski Slopes and bicycle track and they have a Comedy club in the Conference Suite once a month. There is also Stanborough Lakes. lively in the evenings with bars and restaurants, Stevenage to the North, Hatfield to the South with Hatfield House. To the West is the Historic market town of St Albans, as well as Watford with excellent shopping.

HOSPITALS: QE11 Consultations, blood Tests, Physio etc. in Welwyn Garden City just 0.5miles away, and The Lister in Stevenage 6.8 miles which is excellent.

AIRPORTS: Stansted and Luton Airports are just half an hour away and Heathrow 45mins - 1hr away depending on the terminal and traffic on M25.

ROAD LINKS: Five minutes to A1M, M25 is 10-15 minutes away and also close to M1

RENTAL PAYMENT & NOTICE PERIOD: One calendar month's notice in writing is required either way, rolling month on month, by bank transfer every calendar month: If the payment due date falls on a weekend or a Bank Holiday, please adjust Payment to the Friday before if possible. Please note minimum term 1 year.

KEYS: All keys must be returned on your leaving date. If you lose your keys you must let me know immediately.

SECURITY: To not infringe the contents Insurance, you must be responsible to ensure that all windows and doors are locked when going out.

DOUBLE ROOM FOR SINGLE OCCUPANCY: I prefer that friends do not stay over unless with prior discussion. The double room rental is for single occupancy. only

FAMILY & VISITORS: Family and friends are welcome to visit, but please inform me if would like a guest to stay over.
