all cutlery, glassware, pans and crockery supplied.

All utilities and council rates are included in rent..
No extra bills to pay subject only to a fair use of electric policy.
Rent is all inclusive of household costs including
a communal areas cleaner (fortnightly or more often where required) and WiFi
AS THIS IS A SHARED HOUSE SO THERE ARE THINGS WE CANNOT PERMIT ......
STRICTLY NO CHILDREN can be accommodated of any age
NO PETS ON PREMISES.
NO VAPING AND NO SMOKING INSIDE (you are welcome to smoke/vape outside),
NO LIVE-IN COUPLES (Occasional overnight ADULT Guest in own room acceptable).
A £100 non-refundable Administration fee applies to first-time tenants registering with us when you reserve an Isle of Man room. (not applicable to UK rooms)
A minimum £175 deposit may also apply in lieu of a home owning Guarantor.
ROOM CAN BE AVAILABLE from or after 5 October 2025.
Short stays will be considered however an uplift in rent is charged on short stays of under 6 months.
IMPORTANT in peak season and race weeks (May- August inclusive) please be advised a rent supplement will apply if not staying a minimum of 6 months/long-term.
In all cases where a leave date is left open (does not apply to fixed date short stays that have paid a supplement) with no exceptions, long stay tenants must give one full calendar month's notice (equal to one full rental period) this is so the house-share remains fully tenanted to minimise the need for
a rent increase (when reviewed annually) and to maintain our high standard of maintenance and inclusive services for all residents.
