Big double room in spacious flat in town FEMALE

Hi!
I am Caterina and I am the current tenant in this lovely two-bed in a quiet street in the town centre, conveniently located at walking distance from the train station (13 minutes). As my current flatmate is (sadly) moving up north I am looking to replace her with someone clean, tranquil, friendly and responsible.
The flat consists of two bedrooms, a large living-room/kitchen and one bathroom to be shared between me and the other housemate.
I am a teacher and value a relaxing, quiet environment in my home, although I enjoy having friends over once in a while, this is NOT a party house!
I travel every half term and go to London most weekends, so you will have the house for yourself for very long periods of time, ideally you should be someone who enjoys a chitchat after work over a cup of tea, but is also independent.
Your room is very spacious and comes with a parking spot, it costs 635£ a month + bills (depends on the month, around 150£/170£).
My landlords are very strict with their requirements, so ideally you should be a professional who earns minimum 31000£ a year. Women preferred, no couples, no smokers, no students.
The room is free from the 26th of July, possibly sooner.
The room can come furnished or unfurnished.
