I'm looking for a tidy and friendly lodger/flatmate for a double room with a shower cubicle in a beautiful, spacious 2-bedroom flat in leafy Beckenham. The room is currently unfurnished but can be furnished if you'd like.
The flat is bright and on the top floor of a purpose built block, close to all three train stations - about 20 minutes' train journey to Victoria, London Bridge and various other central locations. There's also one private parking space.
It's all newly redecorated and you'll be sharing with me - a 24-year old recent Philosophy MA graduate working for a media and publishing company.

THE ROOM

∙ currently unfurnished, but can be furnished with a bed, mattress and wardrobe (or a clothes rack + chest of drawers) if you'd like

∙ quiet and great view - surrounded by trees
THE FLAT
∙ top/second floor of purpose-built block - super secure
∙ on the main road, but set back in a close - so very conveniently located without street noise
∙ overlooks huge, beautifully kept communal gardens (great for BBQs) and the local park's woods - very peaceful and feels more remote than it is
∙ whole flat repainted a year ago, bedrooms and living room just repainted, new carpet fitted throughout a year ago, and everything has been professionally cleaned
∙ kitchen has white goods (fridge-freezer, washing machine, dishwasher), gas cooker, electric oven
∙ common areas are furnished and there's an incredible QLED 55 inch TV in the living room
∙ separate bathroom and toilet (in addition to the available bedroom's shower)
∙ whole flat has had lots of refurbishments recently and is really well looked after
∙ great size for two people

I would like to share with someone who I can have a good laugh with, maybe watch TV/Netflix with a few drinks, or have pub and restaurant adventures with, but I also enjoy my own time/space and doing my own thing, and am respectful of others' space too. Someone likeminded and similarly up for a good mix of the two would be great.
I also enjoy the very occasional night out if you're up for it (but no worries if not), however this is more of a relaxed flat and not really the predrinks place! You don't need to be incredibly sociable, but I am hoping to live with someone who won't be a total stranger in the flat. Hopefully you'll enjoy (many) plants and be open to me inviting a pet into the mix sometime in the future (that's why I've listed no pets I'm afraid!).
The flat is not very mobility-friendly as there are two flights of stairs and no lift. Very LGBTQ+ friendly, and looking for someone accepting and open-minded in general like myself.
ABOUT ME
You'll be sharing with me - Simi - I'm 24 and work for a media company, hoping to grow a career in the arts/culture/journalism sectors.
I like reading + various creative things, playing the piano, Erykah Badu, good TV and films but also trashy reality TV and rubbish films.
I love to cook, and as well as enjoying a chilled evening or outing, I occasionally go to talks and lectures. I love galleries and museums, and in the summer especially I like going to music events. I do quite a lot of arts and crafts, upcycling and DIY projects.
RENT + BILLS
Rent is £675 pcm, which includes council tax and maintenance of the building's communal areas and garden.
Bills are roughly £45 pp pcm on top of that
High speed fibre optic internet (fixed): £10.50 pcm
Water (fixed): £13 pcm
Gas & electric (metered): roughly £21.50 pcm].
The letting contract will be a 6 month minimum rental, subject to a 3 month probation period just to make sure the chemistry is right - but really I'm looking for someone to stay long term.
Deposit is 5 weeks rent - £778.
THE LANDLORDS
The landlords are lovely, easy-going and very supportive, though keen to let us live quite independently. Any issues are very swiftly taken care of as they basically just want us to be happy and really look after the place, keeping it clean and well-maintained.
They require a reference, the deposit, and first month's rent up front, but as they let the flat privately there are no agency fees.
