Hello! 👋 I have a lovely, spacious and bright double room to let and it's available immediately!

🏘️ THE FLAT
Spacious 2 bedroom flat on the top (3rd) floor of a quiet residential complex on Park Road.

There is a large, bright and spacious shared living room (furnished) overlooking lots of trees, a small bathroom with bath etc, and the kitchen has a washing machine, dishwasher, and all the usual white goods.

There is lift access by the main door (although a couple of shallow steps to get to the lift), and an external staircase leading to a back door into the kitchen. There's a small amount of outdoor space here which we've been using as a sort of herb 'garden' but there's a communal garden area which we can use also, and we're literally a stone's throw from an enormous park as well.

There is free street parking on Park Road, and limited off-street parking.

🏙️ THE AREA
Park Road is a quiet residential tree-lined street just off of the main road from Catford to Beckenham. It is a:
- 5 minute walk to Beckenham High Street which has a good number of nice pubs, coffee shops, restaurants, cute little independent shops, and a cinema
- 5 minute walk to Beckenham Place Park which is enormous, has 2 lovely cafes, a woodland area, and plenty of excellent dogs to look at/play with
- 3 minute walk to a Waitrose and co-op, around 10 to a Lidl, 15 to Sainsbury's and a Tesco extra. There's also an enormous Sainsbury's about a 5 minute drive away in Sydenham, and an enormous Tesco about 10 minute drive at Elmers End

🚂 THE TRANSPORT
- 3 minute walk to Beckenham Junction, which is 20 mins to Victoria via Dulwich, Herne Hill & Brixton; 20 mins to East Croydon on the Tram; 10 minutes to Crystal Palace. Also links to Bromley & Orpington
- 10 minute walk to New Beckenham, which is 20 mins to London Bridge/Cannon Street/ Waterloo East/Charing Cross via Catford, Lewisham, and New Cross (useful for the Overground). Also links to Hayes/Elmers End
- 15/20 minute walk to Ravensbourne, which is 30 mins to Blackfriars and 40 mins to St Pancras via Catford, Peckham, Denmark Hill, and Elephant & Castle. Also links to Bromley/Orpington, and occasional through trains to Luton/Bedford.

The 54 bus route passes outside the front door with links to Lewisham, Greenwich, Woolwich, and Elmers End, as well as other bus routes across SE London, Bromley, and Croydon.

The N3 goes down Beckenham High Street so there's easy night access home from central London once Central London opens up again.

🚪 THE ROOM
The room is very bright and spacious, with plenty of room for a double bed, wardrobe, small desk & chair, and a bedside table with plenty of floor space remaining for yoga or whatever you want to use it for (including floordrobes if you so choose). The room has lovely, large windows, and overlooks a big tree in the garden/courtyard in which you can often watch squirrels chasing each other and eating acorns - perfect for daydreaming while working from home!

Furnishing can be flexible - ideally it'll be unfurnished but not a huge deal-breaker if you need it furnished. I can supply a wardrobe, small desk, mirror, and a bedside table (or only some of those things) if you need them. The bed pictured (does not come with the room, sorry) is a king-size bed so you can get an idea for size and left over floor space. Room size is approx. 3.6m x 3.3m so plenty of space!

Rent is £625pcm and bills have been averaging around an extra £140pcm, this includes council tax, gas/electric (from a green energy supplier!), Internet (NOW Broadband), TV license, and water.

🛋️ THE FURNITURE
Bedroom is entirely unfurnished initially but if you need furniture I can provide a wardrobe, small desk, mirror and a bedside table.

Living room comes with a super comfy sofa-bed, an armchair, coffee table, and big floor-standing speakers which connect to the TV & a record player. TV is flexible - I have one, but equally happy to get rid of it/find it a new home if you have one you want to bring, and if you've got any other pieces of living room furniture you want to bring I'm sure we can work something out 😊

🏳️‍🌈 THE FLATMATE (ME)
Hi! I'm Luke (he/him), 27, gay, half-German, half-British. I spend a few weeks a year in Germany visiting family, but was born and grew up in and around London. I've lived in SE London for close to 6 years now, following a 3 year stint in West London while at uni.

In the "beforetimes" I was a Venue Operations Supervisor at the Roundhouse, which meant I had somewhat erratic working hours, including early mornings, late evenings, weekends, and normal office hours. Now that things are opening up again, I'm working part-time at the V&A as an Operations Manager during the weekends, and at the local pub during the weekdays and some evenings until such a time as live music venues jump back to life. When that happens I'll likely return to erratic working patterns, including late nights, but don't worry, whenever I do get home from work very late, I tend to just go straight to bed, so you won't have to put up with any late-night cooking or noise!

Outside of work, I am quite an outdoorsy and cultural person, most often found at gigs/museums/in the countryside/visiting friends, but also equally enjoy lazy pizza/booze/telly nights, nights at the pub, cooking (I like cooking for more than one person!), reading, vinyl, music, the occasional night out in SoHo, theatre, attempting to play the guitar, and running. I like doing all of these things with people, so if you do too, great! I come with Netflix, Prime and Disney+ subscriptions that we can share. But also equally happy if you need space and prefer to spend a bit of time alone. I'll always respect your privacy and need for some downtime.

I'm pretty easy to get along with, like keeping things clean and tidy, take the bins out when they need to, unload the dishwasher, etc.

I am gay, leftie, non-religious, and vegetarian (occasional pescatarian slip-ups!), and it's important to me that all of that is okay with you. Preferably we have some or all of that in common - but as long as you have no qualms about any of that we'll get along like a house on fire! 😊
