A single bedroom is available (one person only per room) in this fully furnished, quiet house with communal cleaning every week.

10 minutes to the city center ( Wincheap area )

All bills included, including council tax.

One tenancy agreement per person per room, which means you are not jointly liable for anyone not paying their rent.

You will be sharing with other professionals.

Every bedroom has a small double bed (except bedroom 1, which has a single bed), a vanity unit that consists of a washbasin (mirror and lights above the wash basin) with hot and cold running water (all housed in a mirrored cupboard), cupboard, desk, and a TV connected to the free channels and apps.

The kitchen has everything you need: two washing machines and a clothes dryer machine, three fridges, a freezer, two hobs, an oven, a toaster and a kettle, an air fryer, a microwave, crockery, cutlery, saucepans, and frying pans.

Free Full fibre (advertised speed: 910 Mbps) internet speed with very good coverage throughout the house, and the internet connection is connected to Vodafone Pro II, which means if there is a problem with the internet fibre line, the internet connection will automatically be connected to the 4G mobile network while the problem with the landline is being fixed. This means a continual 24-hour connection to the internet, even if there is a problem with the landline.

Free on-street parking is very nearby.

If you are unsure about living with other people, you have the option to quit at any time with just over one month's notice.

If you are looking for a well-run house, especially without the problems of who does the communal cleaning (and even the washing up, during the weekly clean, if any plates and saucepans are left unwashed), then this is the house for you.

Central heating, during the winter, is on all day.

Any maintenance problems are fixed promptly.

I do the weekly communal cleaning myself, so you get a personal service, and if I find any maintenance jobs to do during the weekly cleaning, I get them fixed quickly. Every time I have visited the house, it has been quiet, meaning the other Tenants are not making a noise.

What sets this house apart from other house shares is the personal and efficient service you get from me, thereby reducing the anxiety that sometimes can be felt when sharing with others. For example, if someone is not doing their washing up, the kitchen is fully cleaned (and any washing up gets done), including cleaning the oven every week. Bathmats and dishcloths are cleaned every week, and I do other small things to make sharing easier.

Referencing and credit referencing are required with no CCJs in the last three years.

Foreigner on a work placement or a Master's/PHD student, please inquire if you do not have a UK Guarantor.

Points to consider :

1) You do not all sign one tenancy agreement; each person has an individual tenancy agreement, which means you are not responsible for anyone not paying their rent
2) I do not take a deposit, so I cannot ask to deduct anything at the end of the tenancy agreement from a deposit
3) I will deal with any maintenance problems promptly
4) There is a fire alarm system with push-button emergency call points, a fire escape, and fire extinguishers on every floor.
5) The communal areas are cleaned once a week
6) Central heating, during the winter, is on all day
7) A vanity unit with a washbasin in every bedroom
8) Cleaning materials are supplied (washing up liquid, etc.)
9) The garden is regularly maintained
10) Fast internet speed
11) All bills included
12) You have the option to quit, with just over one month's notice, at any time

“It has been a wonderful 6 months living at ( house number withheld ) wincheap. I moved into a cozy wonderful room no 2 which has an amazing double bed, a vanity mirror with personal wash basin, a TV and a huge desk with chairs and a wonderful view into the back yard. The house is filled with many wonderful artwork at every corner of the house. The landlord Chris kindly does the communal cleaning every week without fail to keep the communal areas spotless. All kitchen utensils are provided so you need not purchase anything during your tenancy.
Any concerns raised will be address immediately by the landlord who is also an expert handyman. I loved staying here and all though I wished to have stayed longer, I had to move out due to my work location. Finally I would like to add if you are looking for a peaceful place to live, ( house number withheld ) Wincheap is your place.”
