Student House Canterbury 1 Bedroom available

A well located house close to town centre and walking distance from the University of Kent. The house is three floors, with the available room being on the top floor with two large windows facing the road. The cul-de-sac in which it is located is very calm and quiet, with kind and mostly elderly neighbours all around. There is a bathroom on each floor, with the ground floor having just a toilet and a sink. Top floor shower is new and was replaced around December of 2025. Kitchen has lots of cabinet space, with one sink, one oven, electric hobs and one washing machine. There is not a proper living room, however the kitchen has quite a large dining room attached to it, with both a mini fridge and a full size fridge freezer. Garage is very spacious and used to store many of our extra belongings, as well as a large freezer. The garden is also quite large, with lots of space to put up drying racks and there is even a washing line hung up. The bedroom comes with a single bed, a desk, chair and lamp, a wardrobe and a set of drawers as well as a bedside table. There is also drawer storage under the bed. The overall vibe in the house is very friendly and, although the people living there are in their last year of university, they are always up to spend nights together doing friendly and cosy activities. The cleanliness of the house is quite strict as everyone wants to live in a nice house without risk of mould or dirtiness, however everyone is very understanding is you cannot clean up for some reason and you are not expected to clean every single day as uni takes up a lot of everyone's time. There is a parking spot in front of the house however this is most likely to already be in use by one of the current housemates. You should also keep in mind that there is a fire/smoke alarm in every room, therefore candles and incense are not permitted. The first two months, the contract will still be in my name as the 2 month notice period needs to run its course, however you will be fully able to stay in the room during this time and will still have to pay the rent for that time. After this, you will sign a new contract with the other 4 girls for the rest of the academic year. Bills are not included in the price, but are very low cost and already fully organised. If there is time, you are also welcome to meet up with the girls beforehand to get acquainted.
