The contract runs from September 24th to September 23rd. The current tenant is leaving early and their room should be available from around Mid-July. The contract runs until September 23rd 2023 where there will be an option to renew for a further 12 months. (And beyond) We are really looking for someone who will want to join us in July and then renew in September.
This is a beautiful, well maintained house in an excellent location in central Canterbury.
The room is small but very charming, with a high ceiling and a characterful red brick chimney piece. It comes with a single bed, bedside table, clothes cupboard, desk, shelving, and a storage mezzanine. The room also has double glazing. A little more furniture can be squeezed in with some creativity. There is the option of using some storage space elsewhere in the house, and there is also attic space. Though the room is small, the rent is amazingly good and it is an amazing house. We strongly recommend viewing to get the best sense of the place.
The house already has two other tenants. The house is about 25/30 minutes from Kent Uni depending on walking speed, (and even closer to Christchurch) about 5 minutes from the large Sainsburys, and 2 minutes from town centre. The house is directly opposite a lovely park with the Great Stour river running through it. It is also a stone's throw from The Marlowe Theatre and The Curzon Cinema. We deal directly with the land lords (so no agency fees) who are very fair and accommodating, and who are more than willing to deal with any house issues.
Rent does not include council tax but this is a relatively low band (£160 a month, approx) and split between three tenants. Rent also does not include bills. Total bills including council tax is around £221 per person per month. These bills are high because of the current gas crisis and the result of two recent rises. Bills used to be £110-£115 per person and will hopefully return to this at some point! No agency fees, but a deposit of £350 per tenant is required. Land lords will want references.
The contract is a joint tenancy with a total monthly rent of £1075 for which we are jointly responsible.
We are hoping to find a young professional or a mature student. We would like a housemate who is friendly, clean and tidy, respectful, and who contributes fairly to the household chores. The current tenants get on well and the house has a nice, friendly atmosphere. We are both professionals leaning on the geeky side of things when it comes to hobbies.
