Double Room with en-suite, seeking a professional

Available from 1st December but possibly earlier as roommate is buying a property.

Double room with own bathroom (as other room has an en-suite) to rent in ground floor flat in new end of Wincheap area (Homersham). Option to purchase the bed (inc mattress)/vanity unit/wardrobe/bedside table/bookshelt if needed for £150 total from previous owner (obviously if you only need one of the items then a price can be offered) If you don't want any of it the room would come as unfurnished when you move in. Definitely worth a viewing as the pictures (as usual) don't do it justice. It's a lovely bright room.

Living/dining room compromises of 2 sofas, dining table, bookshelves, coffee table, TV, Sky box, DVD player.

Kitchen includes fridge freezer, washing machine, kettle, toaster, oven and microwave. Kitchen is well stocked with utensils.

Main bathroom (which you will have sole use of as I have an en-suite) has toilet, sink, bath and shower over bath.

Comes with a parking space. 15mins walk into town centre, 10 mins to Canterbury East station and 30 mins to Canterbury West station. Morrisons, two min walk or Aldi 15min walk. Also 2 mins from slip road on to A2 either Dover or London bound.

Bills are in addition to the rent. Included are council tax, electricity, water in, water out, TV Licence (every quarter), Broadband and Sky TV. Current bill cost is £140 each per month (with an additional £20 quarterly each for TV licence in Oct, Jan, April, July)

Flatmate who is moving out has been here for 9 years and is only leaving due to getting on the property ladder. Landlord is fantastic and is very reliable.

Deposit is 1.5 months rent. You also have to pay your first month upfront. The deposit and first months rent don't need to be paid until you move in!

I am a teacher so am out Monday to Friday 8-5 term time. I am looking for a professional (female), who is happy to socialise in the living room on occasion! I would not like anyone who comes with a game console and who lives permanently in their room or who works from home permanently. I'm very easy going, tidy and consider myself to be fairly normal and sociable. I enjoy seeing friends, going on the odd night out, films and the gym. Basically, I'm pretty normal and would be looking to live with someone similar!
