Single room to let in a 3 bed house with garden

I live in a nice 3 bed house, with a little garden in Hales Place Canterbury.

I live with my 33 year old son, we both work full time.

We have no pets & we are both smokers, but we don't smoke in the house.

The room for rent is a single room, fully furnished with a single bed, single wardrobe, desk, a set of drawers and a television with freeview. It has a good sized window which overlooks the back garden.

You will have shared access to the rest of the house, including 2 toilets and 1 bathroom with shower 1 bath. We have a spacious lounge, come dining room and a good sized kitchen.

Looking for a professional or student with at least 1 reference.

Rent is inclusive of all bills including Freeview and wifi.
First months rent up front & one months rent deposit.
