As I live alone, this accommodation would best suit another straight female non-smoker, quiet, clean & tidy, like myself - can be a mature student, working person, or retired.

Room comes with private walk-in shower downstairs and is fully furnished with nice views, almost-new bed, bedside locker with lamp, small wardrobe, drawers, mirrors, small armchair & coffee table, small desk & office chair plus storage space. Own handbasin in upstairs bathroom if wanted. Share fully equipped kitchen/breakfast bar (with own fridge and microwave), large lounge and garden with patio/lawn.
