Looking for a decent calm housemate

Hi there!
So I've just applied to rent a property, I need to be careful with who l trust here. As I’ve had nightmare housemates in the past and I just want a calm household.

Now I don't really want to go in on this place on my own as it's a lot of money for one person but l do need the space, so I'm looking to rent out one of the rooms.
The property is rather modern inside, great kitchen, rear and front garden which I intend on doing up.
I'm looking to make this a home for a number of years. I will be furnishing the property with my own items.
I'm a pescatarian, so I don't eat meat, but I'm not against anyone else eating it.
The ideal tenant needs to be clean and tidy, have a secure job and have a relaxed energy to them.
