I'm a (new) live in landlord looking for a professional person to rent a double room in my modern end of terrace house in Folkestone. Rent includes sole use of main bathroom, a shared kitchen and living area with access to walled garden with patio area. The 3rd bedroom is a home office / hobby room. Occasional remote working would be fine but I'd prefer not to share with someone who solely works remotely. Property has a private covered car port with room for 2 small cars. Parking is available elsewhere on the development at no cost. Property has a security alarm fitted, video doorbell and external CCTV.

Rent includes all bills - water, gas, electricity, high speed broadband, council tax, service charge etc.

Located on West End Quarter development in a nice quiet area:
12 minutes walk from either Folkestone West or Folkestone Central Station
7 minutes walk from Morrisons supermarket
10 minutes walk from Radnor Park
15 minutes walk to Folkestone town centre

Room comes with built in wardrobes, so has plenty of storage and can be provided furnished or unfurnished - due to wardrobes room is only really suitable for a small double bed. For furnished there may be a slight delay subject to preferred furniture (e. g. bed, desk etc). Room has both blind and curtains and looks out onto garden. Wardrobes contain a floor length mirrored panel.

I work shifts so occasionally work weekends and sometimes overnight. I have a tri-paw domestic short haired cat named Smudge who sleeps 90% of the time and is very affectionate. Ideally, I'm looking for someone friendly who is happy to feed and look after/feed Smudge occasionally when I'm at work, share conversations with and maybe meals.

Happy to share living space and kitchen - maybe even cooking/meals. I would expect lodger to be responsible for cleaning of their own bedroom and bathroom and share responsibility for cleaning of shared areas or split cost of a cleaner.

Looking for either LGBT+ or LGBT friendly occupant - room is only available for single occupancy and would prefer no overnight visitors/guests but happy to discuss - no issues with using garden / living area to entertain friends with advance notice.
