2 Rooms in Shared House Gillingham

I have available 2 rooms in my shared house which is perfectly situated just a short walk away from Medway Hospital, the Gillingham town centre bus/train routes as well as the local Medway University sites.

I usually only let out 2 bedrooms at any time as I prefer to have a less crowded household. I am described as a live in landlord but am away a lot of the time so I am looking for mature and respectable lodgers for my house mates who can be trusted and who MUST be full-time working or health/professional students with a work placement and sorry NOT working solely remotely from home. Ideally I would prefer to share with other females (as I am live in landlord I am allowed to specify preference). Rooms are being let under lodger license.

The house has a downstairs bathroom with bath/shower/wc and additional 2nd wc/sink upstairs. The house is modernised and fully furnished. Each lodger will have their own fridge/freezer and share the kitchen appliances which includes dishwasher, washing machine, microwave, and all cutlery/crockery and utensils.

There is a shared lounge/dining room and rear garden with seating. Parking is on-street either by daily parking voucher or a low cost annual designated car pass.

Each room will have a TV and furniture including 4ft double bed (complete with bedding), wardrobe, chest of drawers, desk/chair and bookshelf. Each room has sockets with USB included. Bedroom 2 is slightly smaller hence the lower price. The house has gas central heating and double glazed units. TV license, Gas/Electric/Water bills and wifi are included.

PLEASE NOTE: These rooms are offered under an excluded occupier lodger license (not AST) and the payment can either be calendar monthly (52 x weekly rate divided by 12) or weekly. An additional 1 week advance payment is held at the start of the tenancy which acts as your final weeks’ notice.
