Downstairs Room,single bed furnished +cloakroom

I am renting a downstairs double room with a single bed (brand new mattress, quilt ect) large built in cupboard and furnished.
The room is next to the downstairs cloak room and kitchen and does allow for privacy as is next to the entrance of the house.
It would suit a younger person/student)
It's a 3 bed house with garden, it's a modern house with new a bathroom, bath and shower..
I live with my son who is 20+ and we have a large dog so must be ok with him, smokers welcome, use of garden, kitchen, bills included and broadband.
Can be short or long term, rent paid for one month, rolling on every month for however long needed.
Looking for someone easy going and respectful.
Leybourne is a lovely quiet area, near to transport.
