2 rooms and shower upstairs in my house on Spencer

I’m only in my house occasionally so there are two rooms (or 1) with own shower to rent in Spencer Sq over looking tennis courts. With Use of Kitchen/ diner. All bills and internet included. It’s only a 5 minute walk to all restaurants bars and pubs. I’m a quiet but friendly lady when I’m there with my lovely labradoodle. When I smoke I do so down by the back door on the patio, so I would expect my lodger to be a bit like me 1 room is £369 per month but if you rent both rooms it will be £500 per month as I can put a double bed in one room and use the other (overlooking tennis courts) as a sitting room 🙏🏽
