Description

We are looking for a professional person or quiet student for our very large furnished double room (for single occupancy). All bills (gas, electricity, fibre optic broadband, water and council tax) included.

The room is on the top floor of our spacious, renovated, clean, centrally heated Victorian family home. Available from 1 February 2014.

We're situated in a quiet road close to the seafront on Ramsgate's East Cliff.

The centre of town with its shops, bars, cafes, beaches, marina, harbour and restaurants is five minutes' walk away. Major supermarkets Waitrose, Asda and Aldi are ten minutes walk. There are sea views from the front of the house.

There is unrestricted on street parking outside the house, with plenty of spaces usually available. Ramsgate station is less than five minutes' drive away, with regular high speed trains to London St Pancras taking just over an hour. We're also handy for local bus services and the National Express coach service to London.

The room is on the first floor at the front of the house and comes with a double bed, desk, chair, drawers and hanging space. There is plenty of room if you have additional furniture.

The house is set over four levels, there is a well equipped, modern kitchen with a Smeg five burner hob and fan assisted oven, microwave and granite surfaces, a large dining area with table and chairs, a utility room with washer/dryer and large fridge/freezer, a spacious living room with plenty of comfortable seating and a 42 inch HD TV, and BT Infinity wifi. There are stripped pine floors throughout the common areas.

At the back of the property is a pleasant garden with patio and seating area, as well as a washing line for drying.

You will have shared use of a newly-renovated bathroom with shower, and a separate WC. There are two bathrooms and three WCs in the house, so no queuing in the mornings! The central heating has also just been renewed, so you'll be nice and toasty come winter.

Please note that we are not looking to rent this room to a couple. Rent is per calendar month in advance, and includes reasonable use of utilities and wifi. We will require you to sign a lodger's agreement. We specify a minimum stay of three months, but have no upper limit. We require one month's notice before leaving.

The deposit is £200, which is refundable at the end of your stay, less reasonable expenses for any admin, cleaning and repairs. We can provide bed linen for a small extra cost if required.

NB: We assume that you will have read this ad carefully, so we do not expect to have to remind you of any of our requirements during your stay here. We have said that we do not mind smokers, but please note we only allow smoking outside the house, e. g. in our patio area in the garden.
