I am female working professional looking for a roommate - professional, not student - to sign a year’s rental tenancy agreement from 12th June to June 2025. I am a member of the LGBTQ+ community and enjoy reading, sports and socialising.

The property is a 2 bed town house, set over 3 floors, with many amenities included: washer/dryer machine, dishwasher as well as a kettle, toaster and microwave provided (my own). The bedroom will be unfurnished - communal furniture already available- with the option for bedroom fixtures to be bought from the current tenant. The property comes with one private parking space (located at the rear of the property) as well as a visitors bay and free on road parking.

Sturry station is a 4 minute walk away with direct trains to Canterbury and London. There are also great bus links to the city centre, Herne Bay and Margate. There is a local Coop nearby as well as a coffee shop, takeaway restaurants and a pub.

As seen in the pictures above, the current living room is a ‘snug’. Due to practical reasons, this will be changed with the larger bedroom (pictured with white curtains) transformed back into a shared living space and a small double replacing the current communal area; this will ensure privacy, access to a larger living area and to the garden. Although smaller, there is much space in the communal areas to place belongings - discussions can be had relevant to room allocation/percentage of rent split. Rent is currently £537.50 p/cm, without bills, when split equally. Bills are roughly: £60 p/cm and council tax £90 p/cm each (Band C).
