The room is on the top floor of a well-maintained, attractive Victorian house in one of the most desirable parts of Tunbridge Wells, within a few minutes walk from buses and some local shops, and a short walk from the town centre. There is nearby access to doctors, dentists, petrol stations and schools. There is unrestricted parking in the road.
The room is approximately 5m by 4m, It has recently been re-carpetted and refurbished (in 2022). It is fully furnished, including all bedding if required.
The room faces south, catching the sunshine, and has views of gardens below and leafy views across the valley towards Dunorlan Park.
The kitchen is separate. The arrangement in the kitchen is unusual, but very popular with tenants. A large room has dividing island units, giving each of the 3 women their own cooker, fridge, sink unit, storage cupboards and most of the crockery, cutlery and cooking equipment they need. We have a female family member on the floor below, who has her own kitchen, but shares the shower room and WC., meaning that the shower and WC are used by a total of 4 women.
The shower room is on the floor below, and has an area with a washing machine and a drier.
The rent includes Council Tax, unlimited hot water, gas and electricity in the shower room and kitchen, and heating and cleaning of the shared areas. Gas and electricity in the bedsit is paid for with coin meters, used as required.
I live in the lower part of the house, and have been letting rooms here for many years.
Our other tenants tend to be secretarial workers, nurses or teachers, or workers in other areas of the Public Sector.
To ensure privacy and safety we have separate door bell arrangements for each tenant, and we are fully compliant with all fire regulations. We are approved by the local council.
We have been given Accredited Landlord Certification by the Local Authority, which means we reach high standards.
