**The Flat**:

**The Location:**
Call me bias, but this is the best location in town. It’s quiet, has amazing views over the town and is only a few minutes walk from all the best places.

- Tesco Express: 5 minutes
- Victoria Place (including M&S): 6 minutes
- The Pantiles: 10 minutes
- The Common: 3 minutes
- Numerous pubs/restaurants: 30 seconds - 5 minutes.

Transport: In addition to the train station, there are numerous bus stops nearby. There is also room to store a bike (pedal not motor) and there is also free parking within 5 minutes walk.

**The Price**:
The price is £795/calendar month, bills included, based on a minimum of 3 months stay.

This includes:
- Utilities (water/gas/electric/broadband) - fair use policy
- Council tax and service charge
- Bedding and towels (cleaning them is upto you)

Shorter terms may be considered on a case-by-case basis but at a 50% premium.

As a comparison:
- The property was independently valued on the basis of renting the room at £950/m. I’ve priced it lower to give me more choice of who lives here. The money is important but the person probably more so.

**Flatmate Sought:**
I have a high pressured job so my home is my sanctuary. Strictly clean, quiet, honest and respectable people with a full time job. I want someone who will respect both the flat and myself, be clean and quiet (I don’t expect you to be a door mouse but I do expect you to be respectful).

**The Flatmate:**
I’m easy going, quiet and hard working. I previously spent time living and working overseas but these days when I’m not working I like to get out for long walks or runs in the surrounding countryside. I enjoy cooking, cocktails & wine and staying healthy (when I’m not doing either of the above!).
