Description

The room is large, sunny and fully furnished.

It is c.3.5x4.5m and has views over the garden and across the valley.

It is at the top of a large Victorian house in Queens Road, a desirable, quiet area of the town. There is unlimited parking on the road.

The house is a few minutes walk from the A26, St Johns Road, where there are shops, petrol stations and bus stops.
It is a 10 minute walk to the town centre, and about a 15 minutes walk to High Brooms railway station.
The sports centre is within easy walking distance.

Tenants have access to secure Broadband. This has made working from home possible during the Covid situation, and is included in the rent..

Each tenant has a separate fitted area in a large kitchen shared by two other women, each with Individual cooker, sink, fridge, tableware and cookware etc. and plenty of cupboards. Island units separate the areas.
All gas, electricity and hot water in the kitchen is included in the rent.

A shower room and separate toilet are shared with only 3 others. The hot water is served by a multipoint boiler which supplies constant unlimited hot water to the shower room.
There is also a washing machine and a tumble drier.

The shared areas are regularly cleaned by a visiting cleaner, but there are vacuum cleaners and cleaning materials always available for tenants' use.

To ensure privacy, there are separate front door bell arrangements, so tenants can control who they let into the house.

The rent includes all hot water, and all gas and electricity in the kitchen, bathroom and shared areas. Only the heating and electricity within the rooms are chargeable by coin meters. (The cost of these averages about a few pounds per week over the year).

The usual occupants are nurses, teachers, carers, office workers and shop/catering workers. The flexibility of monthly occupation is appreciated by them. Recent occupiers of the house include a carer, an NHS staff nurse and a Social Services administrator.

The owner of the house, a retired retired teacher and her son live in a part of the house, but amenities are separate. The owner and her family have been letting rooms here for many years, and have the approval of the Local Authority*

During the Covid outbreak our tenants have been able to keep distances OK because of the kitchen arrangements, where no-one has had to share utensils and equipment.

The room was vacated due to the tenant's change of job. As one recent tenant said when she left ,"This is the first house I have lived in where I am sorry to leave".
