Spare Room In Coatbridge

I have a large 4 bedroom townhouse in Carnbroe, Coatbridge. I’m looking for one person (ideally a female) to move into one of the spare rooms. I would prefer a room mate looking for a short term stay only (students on their 6 week placement in the Monklands hospital would be ideal).
I have a large south facing garden and plenty of storage space is available.
The rent is £125 per week and that includes all household bills (but this does not include toiletries, toilet roll or food). The bedroom is a double room with a built in wardrobe, the room does not have an en-suite but you would have exclusive use of the big bathroom which is right beside the bedroom.
Getting out and about in this area is easier if you are a car owner (the bus service is roughly only one per hour) and there is plenty of driveway space to park your car. The closest train station is Coatdyke and it’s only about 23 minutes into Glasgow city centre from here.
I am currently self employed and working from home, and I am usually here during the weekends. You can treat the place like home and use the other living spaces which are the large kitchen (which has a dining table and television) and the living room.
I don’t mind if you want to have friends/family over to occasionally visit or stay over but I do not accept partners staying over every weekend. I would also like notice of any planned visitors and during these times would expect the house respected and kept clean.
I have rented a room to two previous people; the first a female who stayed for about one year and only left due to a career change, we are now very close friends. The second was a male who moved to Scotland for work while his wife stayed in their home country. He was here for two years and just left the 19th March 2023 to move into his own home.
I require two references (ideally one of those being from someone who is in a professional career or plays a trusted role in their job) to just pretty much say they have known you a long time and that you are trustworthy, reliable with paying rent and also clean you tidy. I am also happy to ask my previous tenants to send you a reference about me so you know you will be in a safe home.
