Room for rent in Dennistoun

My current flatmate is moving out so I am looking for someone to take her room in this lovely flat in Dennistoun :)
The flat is fully furnished with a large and sunny living/dining room. Kitchen and bathroom are shared but have plenty of storage. The flat also has two huge cupboards so storage is never an issue!

The location is very central in Dennistoun, close to Duke Street and Bellgrove stations, and Alexandra Park.

I am a Research Assistant at Glasgow University and occasionally work from home. I’m looking for someone who also wants a chill and cozy space to call home and to have the odd chatty night in with! Guests are always welcome (and it is a great living room for hosting) but I’m not looking for a big party person. I would really appreciate someone who is clean and tidy, and can be respectful of each other’s space.

Rent is £450 per month with an additional deposit of £450. Bills come out at around £70 per month (council tax band B).

The flat will be available from mid-April but a specific moving date can be arranged with the landlady nearer the time.

This flat is LGBTQ friendly and non-smoking.
