-Please note The flat is not available for the Christmas/New Year period 2021/2022 as I will have family staying over, but it's no problem for you to leave your belongings in the room if you plan to return in January 2022.
-The kitchen and lounge are shared but not the bathroom as I have my own in the loft.
-The price includes internet.
- Gas and electricity and council tax bills are NOT included and are calculated separately. Please ask about bills if you're interested.
- I have a smart meter and am with Bulb so it's easy to see how much gas and electricity is being used on a daily basis. Gas and electricity charges would obviously be lower in summer than in winter as less energy is used.
- Students would be exempt from council tax payments. -----Non students would be responsible for half the council tax, roughly £60 per month.

THE ROOM

Your bedroom is a small single room with a large window onto a beautiful street. It has a single and very comfortable orthopedic bed. There is also good storage and I have extra storage in the loft and basement for suitcases and things you are not using.)
There is a small folding desk and chair which allows you to sit and study at the window, but you can also study in the kitchen and I will clear a bookshelf for you.
You will also have access to your own bathroom (across the hall) with storage facilities for toiletries. I will be fitting a new bathroom in January so I have not added photos, but you will have a shower, sink and toilet.

Bed linen and some towels are provided.

There is also a newly fitted kitchen (shared with me) with a dishwasher. The kitchen has a large table which can be used for working/studying. The hob is an induction hob. There is also a washing machine you can use and drying racks and clothes can be dried in the bathroom or outside in the communal garden in summer.

THE FLAT

This is a period flat (1920) and has high ceilings which give a feeling of space. I have also converted the loft (where I sleep when I am at home) which adds an extra level to the flat, so it feels more like a large house and therefore never seems overcrowded - you will feel as if you have your own space and privacy.

There is also a large, traditional style lounge with TV and a large selection of books in English, French, Italian and Spanish.

The house is quiet, comfortable and peaceful and definitely suited to people who prefer a more peaceful environment rather than a busy student flat. My neighbours are very nice - one is a Chemistry Lecturer at Strathclyde University and the neighbour downstairs is a nurse.

Access to the kitchen for cooking and studying/working at the large table. There is also a dishwasher!
My attic room is above the kitchen (and noise travels to the attic) so I would ask that the kitchen is not used after 10 pm.


LOCATION

The flat is a 10 minute (0.5 mile) walk from Rutherglen train station. You can reach Argyle Street (city centre) in 3 train stops or 10 minutes.
The same train line also goes to Partick in 15 minutes, giving you perfect access to the West End and Glasgow University

There are also buses from the main street which go to Glasgow and to the East End.

The flat is a few minutes away from Overtoun Park which is perfect for a relaxing stroll or a jog.

Aldi is just around the corner and the main street at the bottom of the hill has banks, a library, town hall with coffee shop, pubs and many discount shops such as Poundland, Iceland and Savers. There is also a large 24 hour Tesco which is a 15 minute walk from the flat.

ME

I am a university teacher and have welcomed tenants from the US, Indonesia and Germany so all religions (and those from none) and nationalities are welcome in my home. I have lived in Germany, London and India and have taught international students for 10 years, so I love meeting people from everywhere!
