UPDATE: filled pending landlord approval Hey Folks,

Room Listing: Niddrie Rd
Single room, 2 bed property, 2nd floor, typical close entry with curved stone stairs, no lift unfortunately.

This isn't a sublet so any application will be subject to the landlords approval, private landlord with rental managed by letting agent. However my last flatmate actually met our landlord when he was in Glasgow pre-covid and said he was a nice young guy who happened to have had a bit of extra money so put it into a flat where he was living at the time. So in other words he's not a career landlord and has been really sound when we've dealt with him before.
Deposit £325. Rent £325 pcm. Council Tax £123 total (£61.50 each). Gas heating, double glazing (though can get cold in winter). Gas on card top up meter, electric on key top up meter, bills tent to come out at roughly £30 per month each. I've been in the property for about a year and a half now and to be honest cant remember the EPC rating but will continue to look through the paperwork I have and hopefully update this. Internet £11 each (though I am looking into switching this as it's been annoyingly unreliable at the moment, not terrible just not great in the bedrooms for video streaming during the evening). Comes to a total of £427.50 pcm (roughly given the nature of energy meters).
Property description: the available bedroom is a single room, with relatively high ceilings, one frosted south facing window. Comes furnished with bed (sheet, duvet and pillows included), wardrobe, chest of drawers, bedside table, full length mirror and a glass fixed bulb ceiling light (not quite sure how to describe the light so hope that makes sense).
3 piece white bathroom set in a partially tiled bathroom, embedded LED ceiling lights and laminate floor. The bath/shower has a glass swinging divider rather than shower curtain, no non-slip and no handrail. Minimal storage though I am hoping to improve that soon, but it does have a heated towel rail.
Kitchen comes fully equipped with sanding fridge freezer, electric fan oven, electric 4 ring hob, washing machine and a plethora of pans, cutlery, plates, bowls, glasses, mugs, utensils and cooking accoutrement. The room it's self is quite small and tall, myself as a under 5'4 lad has to clime on the counter or use my ladder to get stuff off the top shelves. Given that there isn't much cupboard space (and some of the cupboards are strange sizes) overall using all the available storage space has meant even keeping stuff on top of the wall mounted cupboards. I imagine that this would make the space inaccessible for some folks.
The living-room, though not large, fits the 2 seat couch and armchair comfortably alongside the 4 seat dining table (stretches to 6 seat when needed), coffee table, side table (with speaker system) and side cupboard (with projector and PS4). I have some artwork on the walls but there is plenty of wall space for more (on the non-projector wall). Built in bookshelves currently hold my DVDs, game disks, cook books and some of my books but I would of course be willing to rejig these to make space for your additions.
Flatmate Description: Hi, I'm Seamus, pronouns He/Him, 25, queer transman, from the Scottish Highlands but I've been living, studying and then working in Glasgow for over 7 years. I am a freelancer focusing of location sound recording for film and TV, though that takes on many flavours. At the moment I have been working from home a lot, tending towards using my dining table as a daytime office however I'm hoping to reorganise my room to make space for an office space before November at the latest. I am friendly and easy going as a flatmate however I'm prone to anxiety so though I enjoy hanging out, having social meals and having folk over, I will also be a bit less social, quieter and stick to my room sometimes. I like to spend my free time cooking, socialising, watching films and TV, playing some video games and doing some crafty/art projects or going for walks. alcohol and vape friendly home (nothing against other drugs, however I would prefer to not have them in the flat regularly). I'm not a practised plant parent but am more than happy to learn so please don't let the lack of plants in the flat currently put off any green-thumbs interested. I don't remember what the listing for this flat said about pets unfortunately but personally I have a bit of experience with dogs and cats and am happy to live with animals. The size of the flat doesn't really lend it's self to large or multiple pets I would imagine.
