The flat is located on one of Glasgow's nicest streets, Glencairn Drive. Those familiar will know of the spectacular cherry blossoms, mansions, beautiful Maxwell Park with its year round various blossoms, as well as tennis courts and bowling greens within 100 yards of the property.

The modern property features free private parking, and has recently been fully refurbished to a high standard.

The flat is quiet with respectful neighbours who are a range of ages. A good night’s sleep is guaranteed!

THE ROOM
The well-sized room features everything you might need to work / study / relax from home.

You look out onto professionally maintained grounds with trees, where you can often see squirrels and wake up to birds singing in the morning. It’s especially lovely in autumn and spring.

Included is a double bed with a premium mattress and comfortable pillows. Bedsheets / duvet set can be provided upon request.

There is a nice glass desk and comfortable but stylish chair for those working from home.

There is lots of storage with the huge built in mirror wardrobe, approx 2.5m wide and 2m+ high.

The room has recently been painted, and has was fitted with berber carpet along with velvet black-out curtains.

THE EN SUITE
The en suite was completed 2 years ago. You have sole use of this. There is a main bathroom used by the other tenant. The en-suite includes:
- A walk in shower with slate base and a genuinely powerful electric shower (trust me!)
- A designer heated radiator from Terma
- A wide farmhouse style sink, with huge storage underneath with soft close
- Large mirror cabinet with lots of additional storage
- Toilet with multiple flush modes and quiet closing lid

ENERGY
The flat is modern and extremely well insulated, helped by being a first floor property. I didn’t use the heating between March and October, and I feel the cold easily! There is low wattage LED lighting throughout, and a well insulated electric hot water tank providing mains pressure. All of the benefits of low carbon heating, without the typical drawbacks of low water pressure.

LIVING SPACE
The flat has recent, oiled solid oak parquet flooring throughout the hall and living room.

The living room is large (5m x 5m+) with:
- A 6 person reclaimed oak dining table and nice seating
- A breakfast island with comfortable leather high chairs
- 2 large sofas, one of which is an L shape. You could comfortably seat 6-8 people
- A flatscreen smart TV with netflix etc built in

KITCHEN
It is very well appointed and features:
- As-new fridge / freezer
- As-new induction hob
- Nearly new Bosch dishwasher
- Nearly new Samsung washing machine which takes huge loads and makes a wonderful celebratory tune at the end of cycles

THE AREA
Glencairn drive itself is spectacular with some mansions etc. You are less than a 5 minute walk from Maxwell Park, which has a pond and seasonal flowers. You are an 8 minute walk to Queens Park, or 12 minute walk to Pollok Country Park.
You’re a 2 minute walk from Pollokshields West train station, which takes 6 minutes direct into Glasgow central and costs £2 for a return!
Your local restaurant is “Six by Nico” Southside - one of Glasgow’s best restaurants.
Your local shop is Zuccini, which has a great range of fresh fruit and veg and other loose produce at reasonable prices, excellent for anyone looking to shop zero waste / plastic free. A Sainsbury's local is also less than 5 minutes walk away, and large Morrisons also in close proximity.
There are a plethora of lunch spots, restaurants and pubs in the famed “southside” within a 10 minute walk, such as The Bungo, Lobo, Gusto and Relish, bramble, and Marchtown.
There’s a gym close by I’d recommend called Future Fitness.

OTHER INFO
You will be living with Morvern, an extremely nice flatmate who's been in the flat for around 1 year. She is a consultant and is considerate, smart, clean and easy going - the perfect flatmate.

P. s. Spareroom shows me as "live-in" - I'm not. This is for a double bedroom in a flat with only 1 other flatmate.
