The flat is on the top (2nd) floor with new triple-glazed windows — great for both heat retention and sound insulation.

📍 **Location:**
- Postcode G40 1HF — right next to Glasgow Green and a 4‑minute walk to Bridgeton Station.
- About 20–25 minutes’ walk (or bus) to the city centre / Strathclyde Uni.
- Glasgow Uni is easy to reach via Bridgeton–Partick train link.

💷 **Rent & terms:**
- £500/month + £650 deposit.
- Minimum stay: 6 months (monthly payments).
- No upper limit — preference for tenants who can stay 1 year or more.

💡 **Extras:**
- Your share of council tax (Band B) + internet = currently £86.50/month.
- Gas and electric depend on usage (around £35–70 per person).

We share kitchen, bathroom, and lounge — and keep up with cleaning and basic chores together.

🚭 **No smoking indoors.** Smoking outside is fine. E‑cigs/vapes are okay in the house.

I’m the live‑in landlord (though I don’t like that word!). I mostly work from home unless I’m travelling for business. I’m sociable, easy‑going, and into hiking and travelling. I’ve lived in Germany, the UK, India, China, and Taiwan, and usually get along well with most people.
