Although this rental is 850 per room, because it is all inclusive of *bills, if your budget is 650 plus bills, then this flat is still an option for you. Rent includes: factor fees, high speed internet, electricity, heating/hot water, and council tax (where applicable, rent stays at 850 per room either way even if you are or share with a student). The flat is all-electric so there’s no gas. *TV license is not included, but you can login to your own Netflix/Amazon Prime/etc.

About the property:
This add is for a 3-bed 2-bathroom flat ground and first floor marionette, however only two rooms are listed as the third room will be shared with your other flatmate as a flex space (unless one person specifically agrees to pay more for exclusive use of the room or if it's a family unit moving in as I do not have an HMO)

There is ample off-street residents-only parking (extra 25 GBP a year for window sticker from QCHA) or additional city council permit parking also available. The flat has a fully furnished kitchen, living room, and dining area which are all shared with your flatmate. The living space has a smart tv, loveseat, two arm chairs, coffee table x2 lamps x3, and a dining table with 4 chairs. The kitchen is fully equipped with an LG American-style fridge freezer, LG large capacity dishwasher, LG washer/dryer combo machine, and microwave. There’s also a stand mixer, toaster, air fryer, convection oven, blender, espresso & drip coffee machine- all which you need to keep clean and maintained when you use them. It also has all the bowls, plates, glasswear, utensils, and cutlery. There’s also a George Hoover/Vacuum combination carpet shampooer. I also have some bedding and towels in the linen closet that you can use. All you need to bring is yourself and your clothes. There are two storage cupboards, one in the living room (which I use part of but still plenty of space) and the second being upstairs between a bedroom and bathroom. My favourite part of the property is the south-facing private patio just off the living area which includes wood burning chiminea- great if you enjoy a bit of low key gardening or just enjoy catching some rays in the summer sun. The flat is fully double glazed with the upstairs having recently been done in the last couple years.

Bedroom 1: is equipped with a large built in mirrored wardrobe, king size bed, and two bedside shelves. The flat has newish flooring throughout. This room comes with either the upstairs bathroom or the downstairs shower room- flatmates to work that our amongst themselves. Both bathrooms have been upgraded in recent years and include heated and lit mirror/medicine cabinets.

Bedroom 2: is equipped with two large freestanding double hanging clothes racks/shelf units on wheels so you can move them around for whatever layout best suits you. It also has a king size bed, desk, chair, and some shelves. This room comes with either the upstairs bathroom or the downstairs shower room- flatmates to work that our amongst themselves. Both bathrooms have been upgraded in recent years and include heated and lit mirror/medicine cabinets.

Bedroom 3: This is smaller than the other two rooms and wouldn't suit as a full time bedroom (unless a child's) and is equipped with a futon, desk, and chair. It works well as a home office or a (temporary) place to allow family or friends to stay when visiting. This cannot be sublet as I do not have an HMO however if one family unit is moving in then three people can occupy the flat.

About the area: This flat is conveniently located between the West End and City Centre, both of which are a short (10-25 min) walk depending on location. It’s also a 7 minute walk to either Cowcaddens or St. George’s underground subway stations. This is a particularly great location for students or professionals as all the universities are nearby as well the financial and business areas of the city being quickly accessible. This area is also undergoing a city “beautification” makeover through Connecting Woodside which will soon get additional fresh landscaping and has already seen new bike lanes put in. There’s also a few self-help bike rental stations close to the property (which comes in handy for commuting or getting yourself to or back home from another part of town).

About the landlord: I lived in Glasgow for 10+ years and bought this flat in 2020. I decided to temporarily move back to USA where I am originally from but still maintain UK citizenship and ties. Before I left I successfully registered as a Scottish landlord (508832/260/02102). I come back to Glasgow once in a while, so we might get a chance to meet in person. I also keep a few things stored in the flat so I or my partner may on occasion request (with adequate notice) to access the downstairs storage cupboard when we are in town. I am happy to have a video call with the prospective renters, although to set up a viewing (in person or virtually) I will probably refer you to the current tenant for their availability. I have close friends that will work with me to act as a property manager in the instance of property repairs.
