Single room to rent in quiet house

I’m looking for a friendly person to rent a room to for the next academic year. This room is ideal if you want a peaceful place to live. We are a quiet pair and spend a lot of time studying.

The flat is occupied by the landlord (me) and one other person, we are both students. We are friendly and like a good chat and pizza nights. I am looking for someone of a similar mindset.

The room is furnished and has its own lock. There is complete access to the kitchen, bathroom and living room.
There are NO BILLS to be paid but you have to buy your own food. There is a very good broadband service and is UNLIMITED. There is full gas central heating and double glazing and the house is warm.

There is parking if you have a car and there is a good sized garden.

There are bus services (57 and 8) to the city centre and takes about 15 minutes to get to Queen Street Station. The bus service will take you to Strathclyde University, Glasgow Caledonian University and City of Glasgow College. This flat is not really useful for anyone at the University of Glasgow.

The home is close to a Co-op, Aldi, Gyms, library, community centre and medical centre. There is also a large shopping estate close by with Asda, Lidle etc.

There are house rules which are reasonable. But there are two main ones:- Clean up after yourself (dishes, cleaning the sink after brushing teeth, etc) and no disruptive behaviour (shouting at people over the internet, cooking at 2am etc). This is not a party flat or “traditional” student accommodation. If you want to be making a noise at 3am and crash into furniture when you’re drunk, please look elsewhere. I can send the house rules before you sign anything.
