Any decorations currently in the room can be removed if preferred.
THE FLAT
The property is a 2-bedroom Tenement flat located on the first floor, it has gas central-heating which can be turned on any time from the hallway. All rooms have double-glazing windows.
The kitchen has a breakfast bar and is fully equipped. You can use any of the items you need (cutlery, crockery, appliances - kettle, microwave, toaster, blender). There is plenty cupboard space for storage and a large fridge/freezer.
The lounge has a nice L-shaped sofa and a 42" TV with access to Netflix and Prime. There is a comfortable reading space in the corner by the radiator.
The toilet has a bath and an electric shower, there is storage space for any toiletries.
THE AREA
The area is very convenient, it is just over the bridge on Queen Margaret Drive and opposite to the Botanic Gardens, from there you an travel on Kelvin Walkway for a leisurely wander, which leads to Kelvingrove Park.

Energy bills vary from month to month, to give an idea on cost, the December bill was £165 and the July bill was £85. You would be expected to pay half of this.
PATIO/GARDEN
There is a small patio area at the front of the building which is nice to sit in during the summer. There is a communal garden to the rear which is shared among the neighbours and where the bins are located.
PARKING
Parking is available on the street however you have to apply for a Permit as it is no longer free. There is however some free parking available nearby should it be required.
Flat is compliant with electrical and gas safety.
